<br />Section 7.02. Roads. All street improvements within <br />the District shall be constructed in accordance with appli- <br />cable City policies and ordinances. <br /> <br />ARTICLE EIGHT <br /> <br />ASSIGNMENT OF AGREEMENT <br /> <br />LRL, its successors and assigns may, from time to time, <br />transfer¡ conveyor assign all or any part of its rights and <br />obligations under this Agreement with respect to all or any <br />part of the land within the District owned by it. Provided <br />that the assignee or assignees assume the liabili ties, <br />responsibilities and obligations of the assignor under this <br />Agreement, the party assigni:1g its rights and obligations <br />under this Agreement shall be released from the liabilities, <br />responsibilities and obligations hereof to the extent of the <br />land involved in such assignment or assignments. The City <br />may review for the purpose of approval or disapproval the <br />proposed assignment by LRL of any conveyance of property <br />within the District other than individual residential lots <br />and/or developed commercial or industrial lots. The City's <br />approval of a proposed assignee shall not be unreasonably <br />withheld¡ and may only be withheld upon notice to LRL of the <br />specific objections to the assignment and the provision of <br />an opportunity to cure. The Ci ty agrees that no new or <br />addi tional condi tions to its consent to creation of the <br />District may be imposed as a part of the approval provided <br />in this Article Eight. The purchaser of an undeveloped <br />tract of land within the District shall agree to accept an <br />assignment of rights and obligations of this Agreement with <br />respect to the tract being purchased. The seller shall <br />agree to make such an assignment. LRL is specifically <br />authorized to partially assign this Agreement to the Dis- <br />trict upon its creation¡ provided, however ¡ that such <br />assignment shall not relieve the LRL, or its successors or <br />assigns, from the obligation to comply with the provisions <br />herein. <br /> <br />ARTICLE NINE <br /> <br />TERM OF AGREEMENT <br /> <br />This Agreement shall be effective from the effective <br />date hereof and shall continue in effect for a period of <br />forty (40) years from such date, or until the District is <br />annexed by the City¡ whichever occurs first¡ renewable so <br /> <br />-15- <br />
