<br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN
<br />MARCOS, TEXAS, AMENDING SECTION 3 OF THAT ORDINANCE WHICH
<br />REGULATES AND RESTRICTS THE LOCATION AND USE OF BUILDINGS,
<br />STRUCTURES AND LAND, DATED JUNE 13, 1984 (VOL. 66) BY
<br />ZONING PREVIOUSLY UNZONED PROPERTY TO A ZONING
<br />DESIGNATION OF IIPD" (PRE-DEVELOPMENT DISTRICT), BEING
<br />APPROXIMATELY 198.80 ACRES OF LAND, MORE OR LESS,
<br />ADJOINING THE EXISTING CITY LIMITS OF THE CITY OF SAN
<br />MARCOS, OUT OF THE THOMAS H. FORSITH, BENJAMIN J. WHITE,
<br />LYDIA GLASGOW, JOHN MAXAMILLON AND PATRICK MCGREAL
<br />SURVEYS OF HAYS COUNTY, TEXAS, AND LOCATED IN THE
<br />VICINITY OF THE NEWLY ANNEXED LAND EXTENDING TWO MILES
<br />ALONG RANCH ROAD 12; AND DECLARING AN EFFECTI VE DATE.
<br />
<br />WHEREAS, on January 6,1987, the Zoning Commission of the City of
<br />San Marcos held a public hearing regarding a request to zone
<br />previously unzoned property to a zoning designation of IIPD"
<br />(Pre-development District), being approximately 198.80 acres of
<br />land, more or less adjoining the existing City Limits of the City
<br />of San Marcos, out of the Thomas H. Forsith, Benjamin J. White,
<br />Lydia Glasgow, John Maxamillon and Patrick McGreal Surveys in the City
<br />of San Marcos, Hays County, Texas; and,
<br />
<br />WHEREAS, subsequent to said public hearing on said date, said
<br />Commission did, on January 6, 1987, consider said request
<br />and voted to approve the same and has recommended that such request
<br />be approved by the City Council of said City; and,
<br />
<br />WHEREAS, said City Council held a public hearing on the
<br />of March, 1987, regarding such request; and,

<br />WHEREAS, all requirements of Appendix A, General Zoning
<br />Ordinance, of the Code of Ordinances of the City of San Marcos
<br />pertaining to amendments have been met: and,
<br />
<br />WHEREAS, said City Council hereby finds and determines that the
<br />adoption of the following ordinance is in the interest of the public
<br />health, morals, welfare and safety; now, therefore,
<br />
<br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF

<br />MARCOS,
<br />
<br />TEXAS:
<br />
<br />SECTION 1. That the following described tract of real property
<br />located in San Marcos, Hays County, Texas, which is presently
<br />Unzoned henceforth shall be zoned "PDII (Pre-Development District):
<br />
<br />BEING APPROXIMATELY 198.80 ACRES OF LAND, MORE OR LESS,
<br />ADJOINING THE EXISTING CITY LIMITS OF THE CITY OF SAN MARCOS,
<br />OUT OF THE THOMAS H. FORSITH, BENJAMIN J. WHITE, LYDIA GLASGOW,
<br />JOHN MAXAMILLON, AND PATRICK MCGREAL SURVEYS OF HAYS COUNTY,
<br />TEXAS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS
<br />AS FOLLOWS, TO-WIT:

<br />BEGINNING at the intersection of the East line of County Road
<br />No. 226, with the arc of a curve on the North line of Ranch Road
<br />No. 12, for a corner of the tract herein described, same being
<br />on the West line of the existing City Limits of the City of San
<br />Marcos, and being at Engineer's Centerline Station 662 + 441.9;
<br />
<br />THENCE, leaving the said County Road No. 226, with the said
<br />existing City Limits of the City of San Marcos, S 07 degrees 43'
<br />W, at 50 feet passing the centerline of said Ranch Road No. 12,
