<br />person or group of persons in any manner prohibited by Part 21 of the <br /> <br />Regulations of the Secretary of Transportation. <br /> <br />The Lessor is hereby <br /> <br />granted the right to take such action, anything to the contrary herein <br /> <br />notwithstanding, <br /> <br />as <br /> <br />the <br /> <br />united <br /> <br />states <br /> <br />may <br /> <br />direct <br /> <br />to <br /> <br />enforce <br /> <br />this <br /> <br />nondiscrimination convent. <br /> <br />11. <br /> <br />Lessee shall not have the right to assign this lease or sub-let <br /> <br />the said premises in whole or in part, without the written consent of <br />Lessor; and in the event such consent of Lessor is obtained, Lessee shall <br /> <br />remain liable <br /> <br />for the <br /> <br />full <br /> <br />and <br /> <br />complete performance <br /> <br />of all <br /> <br />of <br /> <br />the <br /> <br />covenants and obligations herein contained, <br /> <br />including the payment of <br /> <br />rent, unless expressly relieved therefrom by Lessor. <br /> <br />12. <br /> <br />If Lessee is not in default in any of its obligations under <br /> <br />this Lease, <br /> <br />Lessee shall have the right to renew this Lease for an <br /> <br />additional period of one (1) year, subject to Lessor's consent, and upon <br /> <br />the same terms and provisions except that Lessor shall have the right to <br />adjust the amount of the monthly rental to be paid by the Lessee to the <br /> <br />Lessor for the leased premises during the extended term hereof provided <br /> <br />that the monthly rental during the adjusted lease year shall not exceed <br />200% of the monthly rental paid or due by Lessee hereunder for the <br /> <br />preceding term. <br /> <br />In the event Lessor adjusts the rentals as provided for <br /> <br />herein, it shall give notice of such adjustments to the Lessee not less <br /> <br />than sixty (60) <br /> <br />days prior to the commencement of the lease year for <br /> <br />which such rentals as so adjusted. <br /> <br />Lessee shall give to Lessor sixty <br /> <br />(60) days' notice in writing prior to the termination date, of Lessee's <br /> <br />desire to extend the term of the Lease. <br /> <br />13. <br /> <br />In the event this Lease provides for a non-aeronautical use by <br /> <br />the Lessee of facilities designed and heretofore used for aeronautical <br />purposes, this Lease is subj ect to the written consent of the Federal <br /> <br />Aviation Administration and shall not be binding until such consent is <br /> <br />received. <br /> <br />14. <br /> <br />Any notice required hereunder by either party to the other may <br /> <br />be effected by personal delivery in writing or by registered or certified <br />mail, postage paid, return receipt requested, addressed to the party to <br /> <br />whom the notice is to be given at the address set forth herein or to such <br /> <br />other address as the party may designate from time to time <br /> <br />hereafter <br /> <br />in <br /> <br />-4- <br />
