<br />Chapter 2 <br /> <br />Sector Six Today <br /> <br />I <br /> <br />The People <br /> <br />The People <br />SWT has a major influence on San Marcos. It is the city's largest employer, with about <br />2,500 employees, and its students, both on and off campus, make up a quarter of San <br />Marcos' residents in 1996. Sector Six's demographic profile is affected by the university's <br />presence even though it is south of the interstate. <br /> <br />The largest age group in Sector Six is 18-24, which makes up 33% of the population. <br />However, this figure is lower than the same age group for the entire city (43%). Fewer <br />people have never been married in Sector Six than the entire city (51 % vs. 60%). <br />However, Sector Six has a higher percentage of renters (77%) than the city as a whole <br />(68%). These figures show that Sector Six is affected by the presence of the university <br />from college students living in the sector, but less than the city as a whole. <br /> <br />Sector Six has higher percentages of family households (50% vs. 46%) and married <br />persons (37% vs. 29%) than the rest ofthe city. Ofthe 37% of married couples in Sector <br />Six, 64% have children, as compared with 51 % for the entire city. The age breakdown of <br />Sector Six shows more people under 17 than the city (25% vs. 17%) and less people over <br />the age of 49 (10% vs. 14%). Nearly one-quarter (23%) of the people in Sector Six own <br />their homes, compared to almost one-third (32%) for the city as a whole. <br /> <br />I <br /> <br />Overall household size (HHS) in Sector Six (2.82 persons) is slightly lower than that for <br />the city as a whole (2.92). Family HHS in the sector is 3.61, while non-family HHS is <br />1.59. <br /> <br />Ethnically, according to the 1990 Census, there is a larger percentage of Hispanics in <br />Sector Six than the city as a whole (53% vs. 37%), a lower percentage of White non- <br />Hispanic (39% vs. 56%), a higher percentage of Blacks (7% vs. 5%), and an equal <br />percentage American Indians, Asians, and Others (1 %). <br /> <br />Demographic tables for Sector Six are presented on the following page. <br /> <br />Current Population <br />Estimating current population requires an accurate knowledge of the existing housing <br />stock, and reliable estimates of household size and housing occupancy rate. It also <br />assumes there is an accurate base population count. <br /> <br />I <br /> <br />The base count for Sector Six is the block-level 1990 Census Bureau count for the City of <br />San Marcos. Household size was also derived from these block level figures. The January <br />1999 housing survey of Sector Six by the City of San Marcos Planning and Development <br />Services Department provided a current count of the housing stock. An assumption of <br />98% occupancy was used. <br /> <br />2-15 <br />
