The base zoning district is CC: Community Commercial. <br /> <br />3.2.2 Purpose. The Community Commercial zoning district shall provide for the compatible <br />development of larger retail establishments of individual buildings greater than or equal to <br />75,000 square feet and restaurant uses located along or at the intersection of IH-35, <br />Riverwalk Loop, Cotter A venue and Riverway A venue. <br /> <br />3.2.3 Authorized Uses. Except as indicated below, all permitted and conditional uses by right <br />permitted within this zoning district per LDC Table 4.3 .1.2 are allowed. The following <br />uses are specifically prohibited: (1) residential, (2) bed and breakfast, (3) sexually oriented <br />business, (4) self service washateriallaundry, (5) food or grocery store with gasoline sales, <br />(6) carwash (self service, full service or automated), (7) lube/oil change/minor inspection, <br />(8) private country club, (9) golf course (miniature, private or public), (10) tennis court <br />lighted (11) retirement home or home for the aged and (12) private or public school. Any <br />commercial or hotel use with on-site consumption of alcoholic beverages will be subject to <br />the conditional use permit requirements in accordance with LDC Section 4.3.4.2. <br /> <br />3.2.4 Additional Development Standards.
