The base zoning district is P: Public and Institutional. <br /> <br />3.4.2 Purpose. The Public and Institutional zoning district shall provide for the publicly- <br />accessed, privately owned and maintained open space along and adjacent to the Blanco <br />River. <br /> <br />3.4.3 Authorized Uses. All permitted and conditional uses by right permitted within this zoning <br />district per LDC Table 4.3.1.2 are specifically prohibited, except the open space may <br />include improvements such as trails, lighting, park benches, landscaping, irrigation, and <br />accessory building structures such as maximum two (2) gazebos, each limited in surface <br />area to maximum 400 square feet. <br /> <br />3.4.4 Additional Development Standards.
