Purpose and Intent <br /> <br />1.1 This PD Overlay District is adopted by City Council of the City of San Marcos (the "City") to <br />allow for the establishment of these zoning and development standards (the "Development <br />Standards") for the Blanco Riverwalk Subdivision development (the "Development") in <br />accordance with Sections 1.5.2.2 and 4.2.6.1 of the City Land Development Code ("LDC"). <br />The LDC allows a mixture of uses, including compatible commercial and residential uses, <br />within the Development. The Development cannot be implemented under the standard City <br />zoning categories methodology and requires greater design flexibility for a successful <br />development. The Master Developer and the Property Owner Gointly, the "Developer") intend <br />for the application of this PD Overlay District to result in development superior to that which <br />would occur using the zoning and subdivision regulations of the City that would otherwise <br />apply, and to promote the following purposes: <br /> <br />(A) encourage mixed-use, compact development that facilitates the efficient <br />use of services, and thereby encourage high quality development and innovative design; <br /> <br />(B) lessen congestion in the streets and provide convenient, safe, and efficient <br />circulation of vehicular and pedestrian traffic; and <br /> <br />(C) allow for flexible planning and development of mixed uses throughout the <br />Development which promote compatible and different levels of commercial and residential <br />uses. <br /> <br />Blanco Riverwalk PD Overlay District <br /> <br />2 <br />
