<br />(8) <br /> <br />The Sector Eight Plan. <br /> <br />I <br /> <br />(9) <br /> <br />The Wonder World Drive Land Use Plan. <br /> <br />(b) The Future Land Use Plan of the City may be amended by the adoption of <br />a Future Land Use Plan for a sector of the City in an update to a sector <br />plan contained in eaeh of the sector plans, adopted in subsection (a) acts as <br />an amendmen-t: to the Future Land Use Plan ofthe City. <br /> <br />SECTION 26. Section 4.1.3.1 of the City Land Development Code is amended as follows <br />(underlining indicates added text; overstrike indicates deleted text): <br /> <br />Section 4.1.3.1 <br /> <br />Compliance <br /> <br />All land, buildings, structures or appurtenances located within the City shall be occupied, <br />used, erected, altered, removed, placed, demolished and/or converted in conformance <br />with the zoning regulations prescribed for the zoning district in which the land, building, <br />structure or appurtenance is located. Violations of these regulations shall be subject to <br />penalties as per Chapter I, Article 3, Division 7 of this Code. All of the standards and <br />regulations contained in this chapter shall be considered as minimum requirements unless <br />explicitly stated otherwise. <br /> <br />SECTION 27. Section 4.1.6.2 of the City Land Development Code is added as follows I <br />(underlining indicates added text; overstrike indicates deleted text), and Section 4.3.4.6 of the <br />City Land Development Code is deleted: <br /> <br />Section 4.1.6.2 <br /> <br />Nonresidential Uses in Residential Districts <br /> <br />Any nonresidential uses which may be permitted within a residential district in <br />accordance with Section 4.3.1.2 shall conform to the requirements as prescribed for the <br />CC, Community Commercial, zoning district. <br /> <br />SECTION 28. Section 4.2.2.1(a) of the City Land Development Code is amended as <br />follows (underlining indicates added text; overstrike indicates deleted text): <br /> <br />Section 4.2.2.1 <br /> <br />MU, Mixed Use District <br /> <br />(a) <br /> <br />Purpose. The MU, Mixed Use District, when assigned to tracts ofland generally <br />greater than one acre, is intended to provide for a mixture of retail, office, and <br />residential uses in close proximity to enable people to live, work, and purchase <br />necessities in a single location. On tracts of one acre or less, the MU, Mixed Use <br />District is intended to permit small scale mixed use buildings that have residential <br />units above retail or office uses, especially on existing residential use properties. <br />Bed-and-breakfast establishments could also be located in this district. <br />Additionally, pedestrian walkways and open area are desired in order to promote <br />a pedestrian-friendly environment.
