The scale, north point, legend and date of the drawing. <br /> <br />, <br /> <br />(4)Procedure for submission and approval of Residential Compatibility Site <br />Plans. The Residential Compatibility Site Plan required in subsection (1) <br />above shall be submitted before or concurrently with the plat to the Planning <br />Director no later than 15 calendar days prior to a regularly scheduled meeting <br />of the Planning and Zoning Commission. The Planning Director shall place <br />the Residential Compatibility Site Plan on the Commission's agenda for a <br />public hearing and consideration for approval or disapproval. There shall be <br />no additional fee charged for processing the Residential Compatibility Site <br />Plan. The Planning Director shall provide personal notice of the public <br />hearing to the owners of all existing platted lots that abut the proposed <br />subdivision. The Residential Compatibility Site Plan shall be approved, <br />approved conditionally, or disapproved by the Planning and Zoning <br />Commission after holding a public hearing. No plat subject to this subsection <br />shall be approved without prior approval or conditional approval of the <br />required Residential Compatibility Site Plan. Approval of the Residential <br />Compatibility Site Plan shall be documented by a certificate printed on the <br />Residential Compatibility Site Plan containing the date of approval, and the <br />signature of the presiding officer of the meeting of the Planning and Zoning <br />Commission on that date. The signature shall not be affixed until all <br />conditions of approval, if any, have been met. In addition, prior to recording <br />of the plat of the subdivision, a note shall be printed on the plat stating that its <br />acceptance is subject to the requirements of the approved Residential <br />Compatibility Site Plan. <br /> <br />It <br /> <br />(5)Amendments. A Residential Compatibility Site Plan required by this section <br />which is disapproved may be amended and resubmitted by the subdivider <br />concurrently with the corresponding subdivision plat, with the necessary <br />changes to address the reasons for original disapproval. Amendments made to <br />an approved Residential Compatibility Site Plan are subject to the same <br />content and procedural requirements as a newly submitted Residential <br />Compatibility Site Plan. <br /> <br />Section 1.6.1.3 <br /> <br />Exemptions <br /> <br />(a) The following land divisions are exempt from the requirements of this article that <br />apply to subdivision plats: <br /> <br />(1) Sale, inheritance, or gift of land by metes and bounds of tracts upon which no <br />improvements, development, subdivision or alteration is intended; <br /> <br />, <br /> <br />City of San Marcos, Texas <br /> <br />1-88 <br /> <br />Land Development Code - Final <br />
