<br />41 <br /> <br />41 <br /> <br />J <br /> <br />Chapter 1 Development Procedures - Article 6 Platting Procedures <br /> <br />development of the property as a whole. Information concerning remainder tracts, <br />including topography, drainage, and existing and planned public improvements, may <br />be considered in formulating conditions to approve the plat application. Based upon <br />such information, the Planning and Zoning Commission may require that additional <br />or less land be included in the subdivision plat in order to satisfy the standards <br />applicable to the plat application. A Watershed Protection Plan (Phase I or Phase 2, <br />as applicable) shall not be required for remainder tracts. <br /> <br />Division 3: Preliminary Subdivision Plats <br /> <br />Section 1.6.3.1 <br /> <br />Purpose, Exceptions and Effect <br /> <br />(a) Purpose. The purpose of a Preliminary Subdivision Plat shall be to determine the <br />general layout of the subdivision, the adequacy of public facilities needed to serve the <br />intended development and the overall compliance of the land division with applicable <br />requirements of this Land Development Code. <br /> <br />(b) Exceptions. A Preliminary Subdivision Plat is not required, where the subdivider <br />elects to submit only a Final Subdivision Plat, accompanied by construction plans. <br /> <br />(c) Effect. Approval of a Preliminary Subdivision Plat shall authorize the subdivider to <br />submit construction plans for approval by the Engineering Director under Chapter 7 <br />of this Land Development Code and, upon approval of such plans, to construct public <br />improvements to serve the subdivision in accordance therewith. Approval of a <br />Preliminary Subdivision Plat also shall authorize the subdivider to seek approval of a <br />Final Subdivision Plat for the land subject to the Preliminary Subdivision Plat. <br /> <br />Section 1.6.3.2 <br /> <br />Sequence of Approvals <br /> <br />An application for a Preliminary Subdivision Plat shall not be approved unless the following <br />petitions or development permits, where applicable, have been approved and remain in effect for <br />land to be subject to the proposed plat <br /> <br />(a) All legislative applications; <br /> <br />(b) Watershed Protection Plan (Phase I); and <br /> <br />(c) Subdivision Concept Plat (where development is proposed in phases). <br /> <br />Section 1.6.3.3 <br /> <br />Application Requirements <br /> <br />(a) Responsible Official.
