<br />Chapter 1 Development Procedures - Article 6 Platting Procedures <br /> <br />and Zoning Commission, during which period the applicant shall submit and receive approval for <br />a Final Development Plat for the land subject to the Preliminary Development Plat. If a final <br />Development Plat application has not been approved within the one-year period, the Preliminary <br />Development Plat approval, unless extended in accordance with Article 3, Division 5 of this <br />Chapter I, shall expire and the plat shall be null and void. <br /> <br />In accordance with Article 3, Division 5, the Commission may extend the expiration date of the <br />Preliminary Development Plat for a period not to exceed one year. <br /> <br />Section 1.6.4.7 <br /> <br />Revisions Following Approval of Preliminary Development Plat <br /> <br />(a) Minor Changes. Minor changes in the design of the development subject to a <br />Preliminary Development Plat may be incorporated in an application for approval of a <br />Final Development Plat without the necessity of filing a new application for approval <br />of a Preliminary Development Plat. Minor changes shall include adjustment in street <br />or alley alignments, lengths, and paving details, provided that such changes are <br />consistent with any approved priority applications. <br /> <br />(b) Amendments. All other proposed changes to the design of the development subject to <br />a Preliminary Development Plat shall be deemed major amendments that require <br />submittal and approval of a new application for approval of a Preliminary <br />Development Plat before approval of a Final Development Plat. <br /> <br />Division 5: Final Subdivision Plats and Final Development Plats <br /> <br />Section 1.6.5.1 <br /> <br />Purpose, Applicability, Exceptions and Effect <br /> <br />(a) Purpose. The purpose of a Final Subdivision Plat or a Final Development Plat is to <br />assure that the division or development of the land subject to the plat is consistent <br />with all standards of this Land Development Code pertaining to the adequacy of <br />public facilities, that public improvements to serve the subdivision or development <br />have been installed and accepted by the City or that provision for such installation has <br />been made, that all other requirements and conditions have been satisfied or provided <br />for to allow the plat to be recorded, and to assure that the subdivision or development <br />meets all other standards of this Land Development Code to enable initiation of site <br />preparation activities for any lot or tract subject to the plat. <br /> <br />(b) Applicability.
