A Final Subdivision Plat or Final Development Plat application under <br />this division shall not be required for any land division that may be approved through <br />the Minor Subdivision Plat procedures of Division 6 of this Article 6. <br /> <br />(d) Effect. <br /> <br />(1) Approval of a Final Subdivision Plat authorizes the Planning Director to <br />record the plat upon completion of public improvements or posting of <br />security, and authorizes the subdivider to install any improvements in public <br />rights-of-way under approved construction plans and a subdivision <br />improvement agreement, and to submit for approval a Site Preparation Permit <br />for any lot in the subdivision. <br /> <br />(2) Approval of a Final Development Plat authorizes the Planning Director to <br />record the plat upon completion of public improvements or posting of <br />security, and authorizes the developer to submit for approval a Site <br />Preparation Permit application for the land subject to the plat; provided that <br />the installation of public improvements on the lot or tract may not begin prior <br />to approval of the Site Preparation Permit. <br /> <br />Section 1.6.5.2 <br /> <br />Sequence of Approvals <br /> <br />(a) Prior Approvals. <br /> <br />(1) An application for a Final Subdivision Plat shall not be approved unless the <br />following petitions or development permits, where applicable, have been <br />approved and remain in effect for land to be subject to the proposed final <br />Subdivision Plat <br /> <br />a. All legislative applications; <br /> <br />b. Watershed Protection Plan (Phase 2); <br /> <br />c. Preliminary Subdivision Plat, unless the applicant has elected to <br />eliminate this stage of the platting process; and <br /> <br />d. Construction plans. <br /> <br />(2) An application for a Final Development Plat shall not be approved unless the <br />following petitions or development permits, where applicable, have been <br />approved and remain in effect for land to be subject to the proposed Final <br />Development Plat: <br /> <br />a. All legislative applications; <br /> <br />b.
