<br />Chapter 1 Development Procedures - Article 7 Watershed Protection Plans <br /> <br />Section 1.7.1.2 <br /> <br />Sequence of Approvals <br /> <br />(a) Phased Plans. An application for a Watershed Protection Plan typically shall be <br />prepared and acted upon by the City in two phases. <br /> <br />(1) A Watershed Protection Plan (Phase I) shall be prepared prior to approval of <br />the following types of development applications: <br /> <br />a. Utility Extension, <br /> <br />b. Development Transfer Petition, <br /> <br />c. Certificate of Appropriateness, <br /> <br />d. Subdivision Concept Plat, <br /> <br />e. Preliminary Subdivision Plat, <br /> <br />f. Preliminary Development Plat, <br /> <br />g. Cluster Development Plan. <br /> <br />(2) A Watershed Protection Plan (Phase 2), which shall contain greater detail than <br />a Phase 1 Watershed Protection Plan, shall be prepared prior to approval of <br />the following types of development applications: <br /> <br />a. Minor Subdivision Plat, <br /> <br />b. Construction plans, <br /> <br />c. Site Preparation Permit, <br /> <br />d. Final Subdivision Plat, <br /> <br />e. Final Development Plat. <br /> <br />(3) The Watershed Protection Plan (Phase 2) shall be consistent with the <br />Watershed Protection Plan (Phase 1). An applicant may elect to submit a <br />Watershed Protection Plan (Phase 2) in lieu of a Watershed Protection Plan <br />(Phase I). <br /> <br />(b) Prior Approvals. An application for a Watershed Protection Plan (either phase), shall <br />not be approved until all petitions for legislative decisions authorizing the use of or <br />provisions of services to the property have been approved and remain in effect for <br />land to be subject to the Watershed Protection Plan (either phase). <br /> <br />(c) Subsequent Approvals.
