<br />Chapter 1 Development Procedures - Article 8 Site Preparation Permits <br /> <br />the permit and for the duration of the permit. Approval of a Site Preparation Permit <br />also authorizes the property owner to apply for a construction permit. <br /> <br />Section 1.8.1.2 <br /> <br />Sequence of Approvals <br /> <br />(a) Prior Approvals. An application for a Site Preparation Permit shall not be approved <br />unless the following petitions or development permits, where applicable, have been <br />approved and remain in effect for the tract, parcel or lot: <br /> <br />(1) Within the City limits: <br />a. All legislative applications; <br />b. Watershed Protection Plan (Phase 2); <br />c. final subdivision or development plat; <br />d. Conditional Use Permit; <br />e. Cluster Development Plan; and <br />f. Special exception. <br /> <br />(2) Within the ETJ: <br />a. All legislative applications; <br />b. Watershed Protection Plan (Phase 2); and <br />c. Final Subdivision Plat or development plat. <br /> <br />(b) Accompanying Applications. A Site Preparation Permit may be accompanied by an <br />application for a construction permit for the same land, provided that the Site <br />Preparation Permit shall be decided first. <br /> <br />Section 1.8.1.3 <br /> <br />Application Requirements <br /> <br />(a) Responsible Official. The Engineering Director shall be the responsible official for a <br />Site Preparation Permit. The Planning Director shall advise and assist the <br />Engineering Director in evaluating and reaching a decision on the application. The <br />directors shall coordinate review and evaluation of the application and shall formulate <br />a single decision on the Site Preparation Permit. <br /> <br />(b) Contents.
