<br />Chapter 1 Development Procedures - Article 1 Development Applications <br /> <br />(1) A petition seeking an amendment to the Master Plan shall be decided prior to <br />any application to amend the text or map of the zoning regulations. <br /> <br />(2) A petition seeking an amendment to the text of the Master Plan shall be <br />decided prior to any amendment of a Master Plan map. <br /> <br />(3) A petition seeking amendment to the text of the zoning regulations shall be <br />decided prior to any amendment of the Zoning Map. <br /> <br />(4) A petition seeking approval of a development agreement shall be decided <br />prior to any application to amend the text or map of the zoning regulations. <br /> <br />(d) Quasi-judicial Priority. The following priorities are established among quasi-judicial <br />applications for the same land: <br /> <br />(1) An application for approval of a Watershed Protection Plan (Phase I or Phase <br />2 as applicable, refer to Section 1.7.1.2) shall be decided prior to any <br />application for Subdivision Concept Plat, a Preliminary Subdivision Plat or a <br />Preliminary Development Plat. <br /> <br />(2) An application for approval of a Subdivision Concept Plat shall be decided <br />before any application for approval of a Preliminary Subdivision Plat, <br />Preliminary Development Plat or related final plat. <br /> <br />(3) An application for a variance from the Zoning Board of Adjustments <br />concerning lot size, lot dimensions or other standards affecting platting shall <br />be decided prior to any application for approval of a Preliminary Subdivision <br />Plat or Preliminary Development Plat. <br /> <br />(e) Administrative Priority. The following priorities are established among <br />administrative applications for the same land: <br /> <br />(1) An application for a Site Preparation Permit shall be decided prior to any <br />application for a construction permit. <br /> <br />(2) An application for approval of a Final Subdivision Plat or Final Development <br />Plat shall be decided prior to approval of an application for a construction <br />permit. <br /> <br />(3) An application for a building permit shall be decided prior to approval of an <br />application for a certificate of occupancy. <br /> <br />Section 1.1.2.3 Subsequent Priority Application; Inconsistency with Subordinate <br />Application. <br /> <br />City of San Marcos, Texas <br /> <br />1-6 <br /> <br />Land Development Code - Final <br /> <br />, <br /> <br />It <br /> <br />~ <br />
