<br />Lucio to Luciano ,J. Lucio and Janie Lucio by that deed dated 15 <br />July 1953, filed 31 October 1953, and recorded on 2 November <br />1953 in Volume 157, pages 543-544 of the deed records of said <br />county, and is also identical to that tract conveyed by <br />~1argarita Lucio to Nrs. ,Janie Lucio by that deed dated 8 April <br />1971, filed 14 April 1971, and recorded on 15 April 1971 in <br />Volume 242, pages 734-735 of the deed records of said county. <br />This parcel is shown on a plat of a survey by Charles R. ~vart, <br />Surveyor, and is more particularly described by metes and bounrls <br />in the following paragraphs. The aluminum capped iron monument <br />cited is a 5/8 inch diameter iron bar, 24 inches long, with a 2 <br />inch diameter aluminum cap marked <br /> TAYIDR <br /> 1985 <br /> CHARLES R. StilART <br /> SURVEYOR <br />and with the identi fy ing point number shown on the plat and <br />cited herein. Eearings in these field notes are based on the <br />bearings shown on the right of v.lay map of F .M. Hiqhwav 2439 <br />dated October 1957 as the lines shown were found marked on the <br />ground. 'The northeast, southeast, and southwest lines of this <br />parcel are identical to those determined by D:m CUde, Surveyor, <br />and shown on his plat dated 20 March 19ñ2 of a survey for the <br />Lucio family. The parcel is bounded on the north'\.Vest side by <br />existing street lines. <br />Eeginning at the north corner of this parcel, which is identical <br />with the north corner of that portion of the said 50 acre tract <br />which lies south of San Antonio Street and the northwest corner <br />of that tract conveyed by E.H. Kyle to J.B. Wilson, County <br />Judge of Hays County, by that deed dated 7 I:ecember 1909, filed <br />25 February 1913, and recorded on 25 February 1913 in Volume 63, <br />page 392-393 of the deed records of said county; this point is <br />marked with an old 3/4 inch I.D. iron pipe seven inches down and <br />alongside a cedar corner post in the south line of San Antonio <br />Street. From this point an aluminum capped iron monument (point <br />68) bears South 45 degrees 18.4 minutes FBst a distance of 17.07 <br />feet as a reference monument. <br />'Thence, from the point of beginning, South 45 degrees 18.4 <br />minutes East along tBe northeast line of this parcel and the <br />northeast line of the 50 acre tract a distance of 199.96 feet to <br />a point marked by a 3/4 inch I.D. iron pipe found in place and 0 <br />inches above ground; <br />Thence South 44 degrees 41.5 minutes \~st along the southeast <br />line of this parcel a distance of 199.90 feet to the south <br />corner of this parcel, which is marked with a 3/4 inch 1.D. iron <br />pipe found in place and 6 inches doYffi; <br />Thence North 45 degree 21.8 minutes west along the southwest <br />line of this parcel a distance of 264.63 feet to a point marked <br />wi th a 3/4 inch 1. D. iron pipe found in place and 5 inches down. <br />Thence continuing North 45 degrees 21.8 minutes west a distance <br />of 20.62 feet to a point marked with an aluminum capped iron <br />rronument (point 70) which is southeasterly a distance of forty <br />feet from the centerline of F.M. Highway 2439; from this point <br />the Texas Highway Department concrete right of way monument <br />40.00 feet right of station 71 + 06.5 bears South 74 degrees <br />57.5 minutes ~~st a distance of 156.35 feet. <br />Thence North 44 degrees 11.0 minutes East along a line 40.00 <br />feet southeasterly of and parallel to the centerline of F.M. <br />Highway 2439 a distance of 42.38 feet to a point on the <br />southwest line of San Antonio Street, from which a aluminum <br />capped iron rronurnent (point 72) bears South 44 degrees 11.0 <br />minutes vilest a distance of 30.94 feet as a reference monument; <br />Thence North 73 degrees 11.2 minutes East along the south line <br />of San Antonio Street a distance of 179.56 feet to the point of <br />beginning. <br />
