<br /> MARCOS, TEXAS, A/VlENDING SOCTION 3 OF THAT ORDINANCE WHICH
<br /> RffiULATES AND RESTRICTS 'IRE lOCATION AND USE OF BUILDINGS,
<br /> STRUC'IURES AND LAND, DATED JUNE 13, 1984 (VOL. 66) BY
<br /> CHANGING 'IRE ZONING OF A 1.57 ACRE PARCEL OF LAJ"ID IN 'IRE
<br /> J.M. VERA}\1ENDI LEAGUE NO.2, HAYS COUNTY, TEXAS, BEING A
<br /> PART OF 'IRAT 2.7 ACRE PARCEL DESCRIBED AND RECORDED IN
<br /> VOLUME 141, PAGE 357, HAYS COUNTY DEED RECORDS, IDCATED
<br /> AT 325 BUGG LANE FROM "M" (SINGLE, DUPLEX AND NEIGHEORHOOD
<br /> BUSINESSES DISTRICT) 10 "c" (COMMERCIAL DISTRICT): AND
<br /> DECLARING AN EFFOCTIVE DATE.
<br /> v,¡HEREAS, on April 1, 1986, the Zoning Commission of the City of
<br /> San Marcos held a public hearing regarding a request to change the
<br /> zoning from "M" ( Single, Duplex, and Neighborhood Businesses
<br /> District) to "c" (Comrœrcial District) of a 1.57 acre parcel of land in
<br /> the J.f'1. Verarœndi League No.2, San Marcos, Hays County, Texas: and,
<br /> vlliEREAS, subsequent to said public hearing on said date, said
<br /> Commission did, on April 1, 1986, consider said request and
<br /> voted to approve the same and has recomrœnded that such request be
<br /> approved by the City Council of said City: and,
<br /> WHEREAS, said City Council held a public hearing on the 23 day
<br /> of June ,1986, regarding such request: and,
<br /> WHEREAS, all requirements of Appendix A, General Zoning
<br /> Ordinance, of the Code of Ordinances of the City of San Marcos
<br /> pertaining to amendments have been met: and,
<br /> WHEREAS, said City Council hereby finds and determines that the
<br /> adoption of the following ordinance is in the interest of the public
<br /> health, morals, welfare and safety: now, therefore,
<br /> BE IT ORDAINED BY 'IRE CITY COUNCIL OF 'IRE CITY OF SAN MARCOS, TEXAS:
<br /> SOCTION 1. That the following described tract of real property
<br /> located in San Marcos, Hays County, Texas, which is presently zoned
<br /> "M" (Single, Duplex and Neighborhood Businesses District)
<br /> henceforth shall be rezoned IIC" (Comrœrcial District):
<br /> Field Notes describing a 1.57 acre parcel of land in the J.M.
<br /> Veramendi League No.2, being a part of that 2.7 acre parcel
<br /> described and recorded in Volume 141, Page 357, Hays County Deed
<br /> Records and being more particularly described as follows:
<br /> Comnencing at a concrete monument that marks an angle point in
<br /> the Northerly line of Bugg lane:
<br /> Thence, N 45° -30' vv, along the Northerly line of Bugg lane, a
<br /> distance of 95.84' to an iron pin, said iron pin marks the South
<br /> corner of the herein described parcel and is the beginning point
<br /> of this description:
<br /> Thence, continuing along the Northerly line of Bugg lane, N 45°
<br /> -30' W, a distance of 137.38' to an iron pin:
<br /> Thence, N 38°-04'-45" E, a distance of 174.21' to an iron pin:
<br /> Thence, N 37°-21'-06" W, a distance of 99.75' to an iron pin,
<br /> said iron pin marks the væst corner of the herein described
<br /> parcel:
<br /> Thence, N 44 ° -12'-42" E, a distance of 240.72' to an iron pin,
<br /> set in the væsterly line of M.K.&T Railroad R.O.W., said iron
<br /> pin marks the North corner of the herein described parcel:
<br /> Thence, along the væsterly line of the M.K.&T. Railroad R.O.W.,
<br /> along a curve to the right that has a central angle of 12 °
<br /> -53'-41", a radius of 1,411.69' and an arc length of 317.71' to
<br /> an iron pin, said iron pin marks the East corner of the herein
<br /> described parcel:
<br /> Thence, S 44°-30'W, a distance of 242.75' to an iron pin set in
<br /> the Northerly line of Bugg lane, said iron pin being the
