<br /> 20 <br /> STATE OF TEXAS § <br /> COUNTY OF HAYS § <br /> Th~s Lease Agreement is made and entered into by and between the <br /> City of San Marcos (the City) and the Hays County Central Appraisal <br /> District (C.A.D.). <br /> In consideration of the obligation of C.A.D. to pay rent and in <br /> consideration of the other terms, covenants and conditions of this <br /> lease the City leases to C.A.D., and C.A.D. takes from the City a 9000 <br /> square foot building to be built at the City's expense on City property <br /> adjacent to the site for the proposed new Public Works Complex. In <br /> addition, during the term of this lease and any extensions thereto City <br /> agrees to make available at all times to the C.A.D., at a location <br /> adJacent to the leasehold, a minimum of 40 parking spaces to De used in <br /> conjunction with its use of the building. The outside of the building <br /> shall conform to the City's specifications. The inside of the building <br /> shall conform to C.A.D.'s specifications in regard to the location of <br /> internal walls, internal doors and lighting requirements. <br /> The lease term shall be 20 years with an option to renew for 10 <br /> years at the price set out in Article r. After 30 years, C.A.D. shall <br /> have an option to renew at a renegotiated price. <br /> Article I. <br /> Rent <br /> 1.1 Rent shall accrue from the date of building completion and <br /> acceptance Dy the City and shall De payable at the City's Finance <br /> office. <br /> C.A.D. shall pay the City rent ln advance in equal monthly <br /> installments of $7200 per month, or eighty cents ($.80) per square <br /> foot, whichever is greater. The first monthly installment shall be due <br /> and payaDle on or before the tenth tiay from the date of completion ana <br /> acceptance by the City of the leased premises, and an additional <br /> monthly installment shall be due and payable on or before the first day <br /> of each and every succeeding calenaar month during the term. <br /> 1.2 The parties to this contract acknowledge that the performance <br /> and services provided for under this contract must be paid for from <br /> current revenues available to the appraisal district.
