<br /> -2- <br /> are not available, the appraisal district has the right to terminate <br /> this contract without further obligation or liability. The board shall <br /> notify the City of any such termination of this contract in writing at <br /> the earliest reasonable opportunity. <br /> Article II. <br /> Use and Care of Premises <br /> 2.1 The leased premises shall be used. and occupied only for the <br /> purpose of operating a Central Appraisal District and for no other <br /> purposes without prior written consent of the City. C.A.D. shall not <br /> at any time leave the premises vacant, but shall in good fai th <br /> continuously throughout the term of this Lease conduct and carryon in <br /> the premises the type of business for which the premises are leased, <br /> and shall keep the premises open to the public for ousiness during <br /> normal business hours. <br /> 2.2 C.A.D. shall not, without the City's prior written consent, <br /> keep anything within the premises or use the premises for any purpose <br /> which increases the insurance premium cost or invalidates any insurance <br /> policy carried on them. All property kept, stored or maintained within <br /> the premises by C.A.D. shall be at C.A.D.'s sole risk. <br /> 2.3 C.A.D. shall not, without the City's prior written consent, <br /> conduct within the premises any obJectionable activity, nor permit any <br /> obJectionable or unpleasant oaors to emanate from the premises; nor <br /> take any other action which would disturb or endanger the public. <br /> 2.4 The City shall take good care of the outside of the premises <br /> and keep them free from waste or nuisance. The City shall keep the <br /> premises, including signs, sidewalks, serviceways, ana loading areas <br /> aaJacent to the premises neat, clean, and free from dirt or rubbish, <br /> and shall arrange for the regular pick-up of trash and garbage at the <br /> City's expense. <br /> Article III. <br /> Maintenance and Repair of Premises <br /> 3.1 The City shall keep the building (limited to the foundation, <br /> exterior walls, air conditioning system, electrical system, plumbing <br /> system and roof) in good, clean condition and shall make all needed <br /> repairs thereto. The City shall comply at its sole cost and expense <br /> with all governmental laws, ordinances and regulations applicable to <br />
