<br /> -3- <br /> the premises, except that the City shall not be obligated to make any <br /> structural changes or alterations to the premises unless made necessary <br /> by the act or omission of the City. C.A.D. shall maintain the insiae <br /> of the building and all its furnishings ana fixtures in good conaition <br /> ana shall make all needed repairs to them. At the expiration of this <br /> Lease, C.A.D. shall surrender the premJ.ses in good condition, <br /> reasonable wear ana tear, loss by fire, or other unavoidable casualty <br /> alone excepted. <br /> Article IV. <br /> Alterations and Fixtures <br /> 4.1 C.A.D. shall not make any alterations, aâ.ditions, or <br /> improvements to the premises without the prior written consent of the <br /> City, except for the installation of unattached movable trade <br /> fixtures. All alterations, additions, improvements and fixtures (other <br /> than unattached, movable trade fixtures) which may be made or installed <br /> by either party upon the premises shall become the property of the City <br /> at the termination of this Lease, and shall remain upon and. be <br /> surrendered with the premises, unless the City requests their removal, <br /> in which event C.A.D. shall remove them and restore -the premises to <br /> their original condition at C.A.D.'s expense. Any linoleum, carpeting, <br /> or other floor covering which may be affixed to the floor of the <br /> premises, and any paneling or other wall covering shall also become the <br /> property of the City, all without credit or compensation to C.A.D. <br /> 4.2 C.A.D. shall prevent any lien or obligation from being <br /> credited. against or imposed upon the premises by reason of any <br /> alteration, repair, labor performed or materials furnished to the <br /> premises for or on behalf of C.A.D. <br /> Article V. <br /> Utilities <br /> 5.1 C.A.D. shall promptly pay all charges for electricity, gas, <br /> and. telephone service, furnished to the premises. The City shall pay <br /> for water, wastewater and garbage services to the building. <br /> 5.2 The City shall not be liable for any interruption in utility <br /> services. <br />
