<br /> -4- <br /> Article VI. <br /> Insurance and Ind.emnity <br /> 6.1 The City shall not be liable to C.A.D. or to any other person <br /> on the premises for any loss or damage to the person or property of <br /> C.A.D. or any other person caused by an act of negligence of the C.A.D. <br /> or any employee, officer or agent of the C.A.D. and the C.A.D. hereoy <br /> agrees to indemnify the City and hold. it harmless from any loss, <br /> expense and. claims arising out of such damage or injury. <br /> 6.2 The City shall procure and. ma1ntain throughout the term of <br /> this Lease insurance policies, insuring the City as well as C.A.D., <br /> from all claims, demands, or actions arising out of personal liability <br /> concerning the outside of the building. In addition, the City will <br /> procure and. maintain throughout the term of this Lease fire and <br /> casualty insurance on the ouilding, for its full value. C.A.D. shall <br /> furnish fire and casualty insurance for the contents of the building <br /> and liability insurance for inside activities. <br /> Article VII. <br /> Nonliability for Certain Damages <br /> 7.1 The City shall not be liable to C.A.D. for any injury to <br /> person or d.amage to property or for any loss or damage that may be <br /> occasioned by or through the acts or omissions of any persons not <br /> employees, officers or agents of the City. <br /> Article VIII. <br /> Access to Premises <br /> 8.1 The City shall have the right to enter upon the premises at <br /> all reasonable hours for the purpose of inspecting them. The City <br /> shall not be liable to C.A.D. for any expense, loss, or damage from the <br /> Ci t Y I S entry upon the premises. <br /> Article IX. <br /> Damage by Casualty <br /> 9.1 C.A.D. shall give immediate written notice to the City of any <br /> damages caused to the premises by fire or other casualty. <br /> 9.2 In the event that the premises shall be d.amaged or destroyed. <br /> by fire or other casualty insurable under standard fire and. extenaed <br /> coverage insurance and the City does not elect to terminate the Lease, <br /> the City shall proceed with reasonaole diligence and at its sole cost <br />
