No mechanic's ana materialman's <br /> llen shall De flxed against any of the aemised premises. <br /> 8. Utilities <br /> Lessee shall have the right to use the utility service <br /> facillties locatea on the premlses at the commencement of the <br /> term of this lease. Adaitionally, should Lessee's operatlons <br /> or construction of improvements requlre additional utillty <br /> service facllities, Lessee agrees to provide such facilities <br /> at its own expense. Lessee agrees to pay all utility charges <br /> incurred as a result of Lessee's operation when due. <br /> 9. Insurance <br /> Lessee shall maintaln at his own cost and expense publlC <br /> liability lnsurance on an occurrence basis with minlmum <br /> limits of liaOi.lity in an amount of $100,000.00 for bOdily <br /> injury, personal lnJury or death to anyone person¡ up to <br /> $300,000.00 for each occurrence and $100,000.00 for aamage to <br /> property and property damage insurance on the leaseho.ld <br /> improvements in an amount not less than the fair market value <br /> thereof¡ and such insurance policy (policies) shall contain <br /> the endorsement that such insurance may not oe cancelled or <br /> amended with respect to Lessee without thirty (30) days' <br /> prior written notice by registered mail to Lessor by the <br /> lnsurance company ana that Lessor shall not be requirea to <br /> pay any premlums for insurance. Any lnsurance policy herein <br /> requirea or procured by Lessee shall contaln an express <br /> walver of any rights of subrogation oy the insurance company <br /> against the Lessor. A copy of al.l such insurance policles <br /> shall be delivered by Lessee to Lessor withln ten (10) days <br />
