<br /> REGULATES AND RESTRICTS THE LOCATION AND USE OF BUILDINGS,
<br /> STRUCTURES AND LAND, DATED JUNE 13, 1984 <VOL. 66) BY
<br /> ZONING PREVIOUSLY UNZONED PROPERTY AS "MF-4" <MULTI-FAMILY
<br /> DISTRICT), BEING 7.66 ACRES, MORE OR LESS, OF LAND IN THE
<br /> J. M. VERAMENDI SURVEY NO.1, BEING A PORTI ON OF THAT
<br /> TRACT DESCRIBED AS 75 PERCENT OF 62.235 ACRES IN A DEED
<br /> FROM JIM R. SMITH TO JAY WILLIAMSON, TRUSTEE DATED JUNE
<br /> 5 1985 AND RECORDED IN VOLUME 529, PAGE 250 OF THE HAYS
<br /> COUNTY REAL PROPERTY RECORDS AND THAT TRACT DESCRIBED AS
<br /> 25 PERCENT OF 62.235 ACRES IN A DEED FROM SECOND BAPTI ST
<br /> CHURCH TO JAY WILLIAMSON, TRUSTEE DATED J~4E 4, 1985 AND
<br /> RECORDED IN VOLUME 529, PAGE 254 OF THE HAYS COUNTY
<br /> REAL PROPERTY RECORDS, AND LOCATED IN THE VICINITY OF FM
<br /> 621; AND DECLARING AN EFFECTIVE DATE.
<br /> WHEREAS, on June 3, 1986, the Zoning Commission of the City of
<br /> San Marcos held a publ ic hearing regarding a request to zone
<br /> previously unzoned property as "MF-4" <t1ulti-Family District), be i ng
<br /> 7.66 acres, more or less of land in the J.M. Veramendi Survey No. 1
<br /> in the City of San Marcos, Hays County, Texas; and,
<br /> WHEREAS, subsequent to said publ i c hearing on said date, said
<br /> Commission did, on June 3, 1986, cons i del" said request and
<br /> voted to approve the same and has recommended that such request be
<br /> approved by the Ci ty Council of said Ci ty; and,
<br /> WHEREAS, said City Council held a publ ic hearing on the 11 day
<br /> of August ,1986, regarding such request; and,
<br /> WHEREAS, all requirements of Appendix A, General Zoning
<br /> Ordinance, of the Code of Ord i nances of the Ci ty of San Marcos
<br /> pertaining to amendments have been met; and,
<br /> IAHEREAS, said Ci ty Council hereby finds and determines that the
<br /> adoption of the following ordinance is in the interest of the publ ic
<br /> health, morals, welfare and safety; now, therefore,
<br /> BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, TEXAS:
<br /> SECTION 1. That the following described tract of real property
<br /> 1 oca, ted in San Marcos, Hays County, Texas, which is presently
<br /> Unzoned henceforth sh all be zoned "MF-4" <Mu 1 t i -Fam i 1 y District):

<br /> THAT TRACT DESCRIBED AS 25 PERCENT OF 62.235 ACRES IN A DEED
<br /> FROM SECOND BAPT 1ST CHURCH TO JAY WILLIAMSON, TRUSTEE DATED
<br /> JUNE 4, 1985 AND RECORDED IN VOLUME 529, PAGE 254 OF THE HAYS

<br /> COMMENCING at an 1/2 inch iron rod found for the north corner of
<br /> the Will iamson 62.235 acre tract in the southwest 1 i n e of F .t1.
<br /> Highway No. 621;
<br /> THENCE leaving the PLACE OF COMMENCEMENT and F.M. Highway No.
<br /> 621 with the northwest 1 ine of the Will iamson 62.235 acre tract
<br /> S43 0 40~20"W 175.00 feet to a calculated point for the PLACE OF
<br /> BEGINNING and the north corner of this tract;
