<br /> -3- <br /> to the lease dated September 9, 1980 with the City of San <br /> Marcos (01.<1 hangar), a copy of said lease is attached hereto <br /> and incorporated by reference herein as Exhlbit "B". Such <br /> tenancy shall continue, subject to compliance with lease <br /> provisions, untll new hangar construction as provided unaer <br /> the provisions of this lease is comp~eted and the premises <br /> subject to Exhibit liB" (Old hangar) are evacuated, or the <br /> expiration of 180 days from the execution date of this <br /> document, whichever comes flrst. All provisions contained in <br /> Exh1.bit "B" shall apply during such tenancy of old hangar <br /> except those provisions regarding the duration of said <br /> tenancy WhlCh is limited as expressed herein. <br /> 5. Use of Demised Premises. <br /> Lessee agrees to use the premises, identified in Paragraph 1 <br /> above, for the purpose of constructing upon said premises, a <br /> commercial facility for aircraft repalr, maintenance, <br /> restoration, ana storage. Lessee sha1.l not engage in any <br /> other use of sald facllity and premises without obtaining <br /> prior written approval by Lessor. Lessee lS specifically <br /> prohibitea from the selling or storing of fuel except under <br /> separate lease with Lessor. Lessee shall have the right to <br /> use entrance area between Airport ramp and Lessee's hangar <br /> entrance, in accordance with Airport standards as applled to <br /> users of aircraft parking space, wlthout additional <br /> compensation to Lessor, for the parking of Lessee's <br /> personally-owned aircraft or aircraft being repaired, <br /> restored or maintained by Lessee under thlS lease. Use of <br /> any additional parking or t1.eaown space on the Airport ramp <br /> will be subJect to the dally or monthly fee as established by <br /> the City Council. <br /> 6. Vehlcle Access. <br /> Lessor agrees to provlde Lessee a reasonable vehicle access <br /> to Lessee's property llne in addition to access from Airport <br /> ramp. <br /> 7. Construction of Improvements <br /> All improvements ana alterations made by Lessee on the <br /> premises are subject to approval by Lessor in writing prior <br />
