<br />5. <br /> <br />Encourage special efforts to blend the airport with its <br />neighboring environment, and take special care to enhance and <br />protect those situations where residential, educational, <br />recreational, or other environmentally sensitive activities <br />oocur . <br /> <br />6. <br /> <br />Give direction and guidance to the economic and compatible <br />development of airport related activities, the general urban <br />development in the vicinity, and those public projects in which <br />the airport may have a significant impact toward the improvement <br />of the camnuni.ty. <br /> <br />Preserve and protect the natural envirorunent. <br /> <br />7. <br /> <br />It is beyond the scope of this Master Plan to develop a full analysis <br />of existing incompatibilities, land use control strategies, and <br />implementatioo procedures: however, it walld be beneficial to the City <br />of San Marcos to adopt an official position with respect to these <br />objectives. In the years to come, the problems of implementing viable <br />land use cart:rols, which will benefit both the airport~and the public, <br />will be much more easily accomplished if they are grounded upon these <br />key philosophical and technical objectives. <br /> <br />BId.stiDq IaDd Use and ~l.l[-.__.l ~.... <br /> <br />Figure 5.1 shows the existing land uses surrounding the San Marcos <br />Municipal Airport. At the present time, the airport area should be <br />amsidered as primarily an industrial classification of land use, with <br />some minor industrial/commercial development. The airport proper is <br />just within the San Marcos City Limits: much of the developable land <br />to the south and west of the airport is essentially uncontrolled. '!be <br />undeveloped land within the City Limits, however, is subject to the <br />full City of San MarOO8 SUbdivision regulations. <br /> <br />'!be airport is located in central Texas, an area. widely known for its <br />mild climate and fertile soils. '!be area. surrounding the airport is <br />noted for its agricultural crops, and has been well known for many <br />years as a recreational and resort area. '!be area has most recently <br />experienced very rapid and substantial growth in new industrial <br />deve1opRent. <br /> <br />5.2 <br />
