Veramendi League No.1 <br />and in Farm Lot No. 16, Original Townsite of San Marcos, Hays <br />County, Texas, and being out of that part of Burleson Street <br />which lies northwest of and adjacent to Lots 3 and 4 of Block <br />10 of L.W. Mitchells Second Addition to the Town of San <br />Marcos, the plat of which is recorded in Volume T, page 393 <br />of the deed records of said county. <br /> <br />This parcel is shown on a plat of a survey dated 6 November <br />1986 by Charles R. Swart, Surveyor, and is more particularly <br />described by metes and bounds in the following paragraphs. <br />Yae aluminum capped iron monument cited as a 5/8 inch <br />diameter iron bar, 24 inches long, with a 1 7/8 inch diameter <br />aluminum cap, 1 1/2 inches up, marked <br />SURVEY NO. 1223 <br />1986 <br />CHARLES R. SWART <br />SURVEYOR <br />and with the identifying point number shown on the plat and <br />cited herein. <br /> <br />Beginning at the south corner of this parcel, which is marked <br />with a 3/8 inch diameter drill hole in a rock and mortar <br />wall, and is identical with the west corner of that 95.3 foot <br />by 115 foot tract conveyed to M.G. Talley and Elizabeth <br />Talley to Ellenda S. Williams by that deed dated 12 June <br />1944, filed 26 June 1944, and recorded on 28 June 1944 in <br />Volume 130, pages 185-187 of the deed records of said <br />county. This point of beginning is also identical with the <br />west corner of said Lot 4. <br /> <br />Thence, from the point of beginning, North 45 degrees 09.0 <br />minutes West along an extension of the southwest line of said <br />Lot 4 a distance of 14.44 feet to the west corner of this <br />parcel, which is marked with an aluminum capped iron monument <br />(point 101): <br />
