included within the Captured Appraised Value for the entire year during which rezoning occurs. <br />The Tax Increment Base for such rezoned property shall be the value of the property established <br />for the year prior to the year in which the property was added to the Zone. <br />2.10. "Tax Increment Base" means the total appraised value of all real property <br />taxable by a City and located in the Zone as of December 31, 2013, the year in which the Zone <br />commenced. <br />2.11. "Tax Increment Fund" means the tax increment fund created by the City for the <br />deposit of Tax Increments for the Zone, entitled "Transportation Infrastructure Zone Number <br />One, City of San Marcos, County of Hays, Texas Tax Increment Fund ". <br />2.12. "Tax Increment Payment" means the amount of the Tax Increment that City <br />agrees to deposit annually into the Tax Increment Fund in accordance with this Agreement and <br />the Project Plan. <br />2.13. "Territory" is the city limits of the City. <br />2.14. "Zone" means the Transportation Infrastructure Zones, as defined on the Exhibits <br />to this Agreement. If there are separate stations in the Zone, the separate areas may be referred <br />to by the station name portion of the Zone. <br />ARTICLE 3 <br />CREATION OF THE TRANSPORTATION INFRASTRUCTURE ZONE <br />3.01. Creation and P=ose of the Zone. By this Agreement, the City and the Rail <br />District agree to create a transportation infrastructure zone or zones to support the development <br />of transportation services and facilities in the Territoiy of the Parties, pursuant to Transportation <br />Code, Chapter 173. <br />BIB <br />
