<br /> OF 'IRA T 45.1 ACRE TRACT OF LAND DESCRIBED IN A DEED

<br /> DECEMBER 15,1953 AS RECORDED IN mWME 158, PAGE 80
<br /> OF THE HAYS COUNTY DEED RECORDS, A/K/A 1308 UHLAND
<br /> ROAD EAST FROM "MB" (MOBILE HOME DISTRICT) 'ill MF-4
<br /> (MULTI-FJ.\MILY DISTRICT); J.\M END I NG THE FUTURE LAND USE
<br /> PLAN (MAP) OF WE MASTER PLAN OF SAID CITY AND
<br /> DECLARING AN EFFECTIVE DATE.
<br /> BE IT ORDAINED BY WE CITY COUNCIL OF THE CITY OF SAN MARCOS,
<br /> TEXAS:
<br /> SECTION 1. That the following described tract of real property
<br /> located in San Marcos, Hays County, Texas, which is presently zoned
<br /> "MB" (Mobile Home District) henceforth shall be rezoned "MF-4"
<br /> (Multi-Family District).
<br /> 31.5 ACRES, MORE OR LESS, OF LAND AREA IN THE J.M. VERAMENDI
<br /> LEAGUE NO.2 IN SAN MARCOS, HAYS COUNTY, TEXAS BEING A roRTION OF
<br /> 'THAT 45.1 ACRE TRACT OF LAND DESCRIBED IN A DEED FROM WED
<br /> SCHAWE, ET UX, 'ill LEWIS DOBIE, ET UX, DATED DECEMBER 15, 1953 AS
<br /> RECORDED IN VOLUME 158, PAGE 80 OF THE HAYS COUNTY DEED RECORDS
<br /> AND BEING MORE PARTIŒJLARLY DESCRIBED BY METES AND POUNDS AS
<br /> FOLIDWS:
<br /> BffiINNING at the west corner of the aforereferenced Dobie tract
<br /> in the southeast line of that 7.12 acre tract of land described
<br /> in a deed from H.B. Millican, et ux, to Robert F. Gaertner, et
<br /> ux, dated June 1,1973 as recorded in Volume 259, Page 237 of the
<br /> Hays County Deed Records for the north corner of that 20.40 acre
<br /> tract of land described in a deed from Great Southwestern Medical
<br /> Centers, Inc. to Studer/Morton Companies dated February 14,1983
<br /> as recorded in Volume 388, Page 614 of the Hays County Deed
<br /> Records, for the west corner of this tract;
<br /> THENCE leaving the PLACE OF BffiINNING and the Studer/MJrton tract
<br /> with the common line of the Dobie tract and the Gaertner tract
<br /> N44°20'30"E a record distance of 206.11 feet to the east corner
<br /> of the Gaertner tract, and the south corner of that tract of land
<br /> described in a deed to C.H. Millican as recorded in Volume 142,
<br /> Page 104 of the Hays County Deed Records;
<br /> THENCE leaving the Gaertner tract with the common line of the
<br /> Dobie tract and the Millican tract N44°20'30"E 280.99 feet to the
<br /> westerly north corner of this tract for the west corner of that
<br /> 0.50 acre tract of land described in a deed to Eunice Mae Watson,
<br /> as recorded in Volume 171, Page 434 of the Hays County Deed
<br /> Records;
<br /> WENCE leaving the Millican tract and entering the Dobie tract
<br /> with the southwest line of the Watson Tract S75°061E 121.56 feet,
<br /> to the south corner of the Watson tract and the west corner of
<br /> that 0.5 acre tract of land described in a deed to Lewis Dobie,
<br /> Jr. as recorded in Volume 174, Page 433, of the Hays County Deed
<br /> Records;
<br /> THENCE leaving the Watson tract, with the line of the 0.5 acre
<br /> Dobie tract, the following two courses:
<br /> 1. S75°061E 120.42 feet, and
<br /> 2. N 44°20'30"E 208.00 feet to the east corner of the 0.50
<br /> acre Dobie tract in the south line of Old Uhland Road;
