Development plans, subdivision plats, and <br /> zoning district approvals for the land <br /> within the SMRC and the land outside the <br /> SMRC shall be processed simultaneously. <br /> These approvals shall effect the transfer. <br /> 3. The land outside the SMRC to which <br /> residential density or land uses may not <br /> be transferred are as follows: <br /> a. within the outcrop of the Edwards and <br /> associated limestones (the recharge <br /> zone of the Edwards Aquifer), <br /> b. In an Historic District, <br /> c. In an area that contains land that <br /> slopes more than fifteen (15) percent, <br /> unless that land is to be used for <br /> recreational, agricultural, or open <br /> space/preservation purposes. <br /> d. On land that does not have the <br /> infrastructure to support the <br /> transferred density or land uses. <br /> 4. Refer to Section 200 and Section 600 of <br /> the Planned Development District, Article <br /> 1, Chapter 35 of the City Code for <br /> calculation of base density, land use, and <br /> bonuses to the base density authorized in <br /> the Planned Development District. <br /> Following are some examples of how <br /> transfer of development rights may be <br /> calculated through the use of the PDD. <br /> Examples: Two five-acre tracts of land. <br /> Tract A is an area of the SMRC with four <br /> acres of floodplain. Tract B is outside <br /> the SMRC and has no floodplain area and no <br /> other PDD bonuses. <br /> a. without the transfer from tract A, <br /> tract B's PDD authorized uses and <br /> densities are as follows: <br /> 1 .) Nonresidential uses = zero, because <br /> the tract is too small,it must be at <br /> least 10 acres. <br /> 2.) Residential density (5 acres x 6 <br /> units per acre) = 30 units. <br /> b. with the addition in transfer of all of <br /> the PDD's allowances from tract A to <br /> tract B, and all four acres of <br /> floodplain in tract A are left <br /> undeveloped, as shown on the PDD <br /> development plan for tract A, the <br /> authorized uses for tract B are as <br /> follows: <br /> 1 .) Nonresidential uses: <br /> Tract A Tract B <br /> 5 acres + 5 acres =10 acres x <br /> 25% = 2.5 acres <br />
