-25-
Sec. 600. Bonus provisions.
601. Bonuses
This section provides for density increment,
dwelling unit, and non-residential area
bonuses. Density increment bonuses are
expressed as a percent increase in the base
density (6 dwelling units (du)/acre) for the
entire PDD residential acreage. Dwelling
unit bonuses are expressed as a specified
number of additional dwelling units per
bonus. Non-residential area bonuses are
expressed as a percent increase above the
base twenty-five (25) percent of the total
area permitted for non-residential uses.
Bonuses are to be treated as additive and not
compounded. Fractional bonuses of one-half
(0.5) or more shall be considered as a whole
unit in applying bonus provision. Bonuses
must be approved by the City Council if the
PDD is within the City limits or the Planning
commission if a PDD is outside of the City
limits and general benefit features may not
be applied to more than one bonus provision.
COMMENTARY: Example calculation of density
increment bonuses.
Given: Density increment bonus A = 5%
Density increment bonus B = 8%
Residential acreage = 50
acres
1. Determine total base density:
50 acres x 6 du/acre = 300 du
2. Determine bonus A:
300 du x .05 = 15 du
3. Determine bonus B:
300 du x .08 = 24 du
4. Calculate total density
entitlement:
300 + 15 + 24 = 339 du
602. Open Space
1. Common open space may be provided as a
general benefit feature. Common open
space must be usable for recreational
purposes or must provide visual,
aesthetic and environmental amenities.
The uses authorized for the common open
space should be appropriate to the scale
and character of the PDD, considering
its size, density, expected population,
topography, and the number and type of
dwellings to be provided. As a minimum,
the total open space shall not be less
than required for parks in Appendix C of
the City Code.
