<br /> -25- <br /> Sec. 600. Bonus provisions. <br /> 601. Bonuses <br /> This section provides for density increment, <br /> dwelling unit, and non-residential area <br /> bonuses. Density increment bonuses are <br /> expressed as a percent increase in the base <br /> density (6 dwelling units (du)/acre) for the <br /> entire PDD residential acreage. Dwelling <br /> unit bonuses are expressed as a specified <br /> number of additional dwelling units per <br /> bonus. Non-residential area bonuses are <br /> expressed as a percent increase above the <br /> base twenty-five (25) percent of the total <br /> area permitted for non-residential uses. <br /> Bonuses are to be treated as additive and not <br /> compounded. Fractional bonuses of one-half <br /> (0.5) or more shall be considered as a whole <br /> unit in applying bonus provision. Bonuses <br /> must be approved by the City Council if the <br /> PDD is within the City limits or the Planning <br /> commission if a PDD is outside of the City <br /> limits and general benefit features may not <br /> be applied to more than one bonus provision. <br /> COMMENTARY: Example calculation of density <br /> increment bonuses. <br /> Given: Density increment bonus A = 5% <br /> Density increment bonus B = 8% <br /> Residential acreage = 50 <br /> acres <br /> 1. Determine total base density: <br /> 50 acres x 6 du/acre = 300 du <br /> 2. Determine bonus A: <br /> 300 du x .05 = 15 du <br /> 3. Determine bonus B: <br /> 300 du x .08 = 24 du <br /> 4. Calculate total density <br /> entitlement: <br /> 300 + 15 + 24 = 339 du <br /> 602. Open Space <br /> 1. Common open space may be provided as a <br /> general benefit feature. Common open <br /> space must be usable for recreational <br /> purposes or must provide visual, <br /> aesthetic and environmental amenities. <br /> The uses authorized for the common open <br /> space should be appropriate to the scale <br /> and character of the PDD, considering <br /> its size, density, expected population, <br /> topography, and the number and type of <br /> dwellings to be provided. As a minimum, <br /> the total open space shall not be less <br /> than required for parks in Appendix C of <br /> the City Code. <br />
