<br /> -30- <br /> 2. Requirements. The Development Plan <br /> should indicate the total density bonus <br /> for which the PDD qualifies. <br /> 608. Discretionary Bonus <br /> 1. At its discretion, the City Council, <br /> based on a recommendation from the <br /> Zoning commission may grant bonuses for <br /> features which do not qualify under any <br /> other bonus option. Bonuses may be <br /> granted for, but are not limited to, <br /> such features as off-site improvements, <br /> special landscaping or water treatments, <br /> innovative or aesthetically pleasing <br /> design characteristics, outstanding <br /> architecture, preservation of <br /> outstanding or unique environmental <br /> amenities and historical structures, <br /> unusually harmonious adaptation to site <br /> constraints, provision of land and/or <br /> structures for public facilities, energy <br /> conservation, water conservation and <br /> innovative integration of different uses <br /> into a unified entity. <br /> 2. Bonus. The City Council may grant <br /> density increment and dwelling unit <br /> bonuses up to a maximum of twenty five <br /> (25) percent of the base density as well <br /> as non-residential area bonuses up to a <br /> maximum of ten (10) percent. <br /> 3. Requirements. The applicant may request <br /> this discretionary bonus upon submission <br /> of the Development Plan. <br /> 609. Future Bonuses <br /> It is intended that additional bonuses will <br /> be developed as experience with this <br /> ordinance indicates the need and as the <br /> necessary background data is assembled to <br /> determine equitable trade-offs. Future <br /> bonuses may include ones for affordable <br /> housing, reduction in utility infrastructure, <br /> solar orientation, and provision of <br /> vehicle/boat storage areas. <br /> Sec. 700. Miscellaneous. <br /> 701. Conflicting Ordinances <br /> It is the intention of the governing body <br /> that this ordinance should supplement <br /> existing ordinances, and any ordinance, word, <br /> phrase, clause, sentence, or section thereof <br /> in conflict with this ordinance shall remain <br /> in full force and effect; however, in the <br /> event that this ordinance shall impose a more <br /> restrictive requirement, then this ordinance <br /> shall control. <br /> 702. Savings Clause <br /> If any section, part, word, phrase, clause or <br /> sentence or any provision of this ordinance <br /> is declared unconstitutional or invalid, <br /> then, in that event, it is expressly provided <br /> and it is the intention of the governing body <br /> in passing this ordinance that all other <br /> parts of this ordinance shall not be affected <br /> thereby and shall remain in full force and <br /> effect. <br />
