<br /> -29- <br /> four hundred (400) square feet in size <br /> and (b) one (1) attached flat sign for <br /> each establishment not to exceed one <br /> hundred (100) square feet in size and <br /> not to project more than eighteen (18) <br /> inches from the building surface. Signs <br /> must be restricted to uniform color, <br /> lettering, and composition and must also <br /> comply with the sign code of the City of <br /> San Marcos. <br /> 2. Requirements. At the time a <br /> non-residential plat is filed, the <br /> applicant shall submit to the Planning <br /> Department a graphic illustration of <br /> the proposed signage along with two (2) <br /> copies of deed restrictions establishing <br /> the sign standards. One copy of the <br /> approved deed restrictions shall be <br /> recorded by the City at the time of plat <br /> recordation. A fee, apart from the plat <br /> recordation fee, shall be provided for <br /> recording the deed restrictions. <br /> 606. Mass Transit Access <br /> 1. Efficient mass transit access to <br /> residential subdivisions depends on <br /> minimizing travel distances. From this <br /> perspective, it is desirable that <br /> transit routes be laid out in a <br /> relatively straight line to the extent <br /> possible, and that loops or double-back <br /> patterns be avoided. Subdivisions <br /> should have either ingress-egress <br /> streets at each end or on each side to <br /> facilitate directness of transit travel <br /> and to and from arterial streets. <br /> Adjacent subdivisions should also be <br /> connected to avoid the necessity of a <br /> transit vehicle leaving one subdivision <br /> and returning to an arterial street in <br /> order to enter an adjacent subdivision. <br /> The internal street pattern should allow <br /> transit vehicles to reach within <br /> one-quarter (1/4) mile of a maximum <br /> number of dwelling units with a minimum <br /> amount of indirect travel. <br /> 2. Bonus. A density increment bonus of <br /> five (5) percent may be granted for a <br /> PDD which includes an internal collector <br /> and/or residential street system which <br /> (a) either has two separate access <br /> points or interconnects the PDD with <br /> adjacent subdivisions and (b) is located <br /> within one-fourth (1/4) mile of <br /> seventy-five (75) percent of the <br /> dwelling units within the PDD. Transit <br /> street intersections and curves must <br /> have a minimum radius of twenty-five <br /> (25) feet. <br /> 607. Non-residential Uses <br /> 1. Bonus. Recognizing that the PDD imposes <br /> more stringent requirements on <br /> non-residential uses than do oth er <br /> zoning classifications, a bonus will be <br /> granted to encourage their inclusion <br /> within a PDD. For each one (1) percent <br /> of the total area within a PDD in <br /> non-residential uses, a density <br /> increment bonus of one-third (.0033) <br /> percent may be earned. <br />
