<br /> -28- <br /> Minimum central <br /> Cul-de-sac length island area <br /> ------ <br /> 100 feet 1500 square feet <br /> 200 1500 <br /> 300 2250 <br /> 400 3000 <br /> 500 3750 <br /> A landscaping plan, drawn to scale, <br /> shall accompany the Development Plan <br /> indicating typical dimensions, design, <br /> and plantings by species, size, and <br /> location. provision shall be made for <br /> irrigating landscaped areas unless it is <br /> demonstrated that irrigation is not <br /> required. <br /> 604. Non-residential Landscaping <br /> 1. An increase in the non-residential area <br /> may be earned for landscaping <br /> non-residential uses. A prerequisite <br /> for this bonus is that all parking or <br /> loading areas providing ten (10) or more <br /> spaces shall be improved with defined <br /> landscaped areas totalling no less than <br /> twenty-five (25) square feet per parking <br /> space and uniformly distributed <br /> throughout the parking or loading areas. <br /> Parking landscaped areas shall be a <br /> minimum of five (5) feet in width and <br /> protected with curbing. Other <br /> landscaped areas may include the use of <br /> flag poles, screens, terraces, patios, <br /> fountains, pool s, and other water <br /> arrangements as well as various types of <br /> trees, shrubs and ground cover. <br /> 2. Bonus. The minimum percent of the total <br /> non-residential area required to be <br /> landscaped is specified in the table <br /> below. Computation of this minimum may <br /> include areas landscaped as part of the <br /> parking or loading area requirements. <br /> Minimum <br /> Landscaped Area Bonus <br /> 15% 3.0% <br /> 20% 4.5% <br /> 25% 5.5% <br /> 30% 6.0% <br /> 3. Requirements. A landscaping plan, drawn <br /> to scale, shall accompany the <br /> Development Plan indicating appropriate <br /> dimensions; number of parking spaces; <br /> and existing or proposed vegetation by <br /> species, size, and location. provision <br /> shall be made for irrigating plant areas <br /> unless it is demonstrated that <br /> irrigation is not required. <br /> 605. Uniform Signs <br /> 1. Bonus. A five (5) percent increase in <br /> the non-residential area may be earned <br /> for controlled and uniform signage which <br /> meets the following requirements. Each <br /> non-residential area is limited to (a) <br /> one (1) on-premise commercial pole sign <br /> to provide an index of tenants and not <br /> exceed twenty (20) feet in height or <br />
