<br /> -27- <br /> percent will be granted. A minimum <br /> contiguous area of one-half (0.5) <br /> acre is required to qualify for <br /> this bonus. <br /> B. Improved or unimproved public open <br /> space within a one-half (0.5) mile <br /> radius of a PDD and which is <br /> accessible to the public may be <br /> included as part of the common open <br /> space calculation based on the <br /> following formula: x = 0.6a - ab. <br /> Where x = area to be included as <br /> part of the common space <br /> dedication, <br /> a = area in acres of public open <br /> space, and <br /> b = distance in miles from the <br /> perimeter of PDD to the perimeter <br /> of the public open space as <br /> measured along the usual route of <br /> pedestrian travel. <br /> 5. Requirements. The Development Plan must <br /> indicate the dimensions and location of <br /> all proposed common open space and the <br /> stages at which it will be dedicated and <br /> developed. The plan should also specify <br /> the total area of the common open space <br /> and its percentage of the residential <br /> area. <br /> 603. Street Landscaping <br /> 1. Landscaped street esplanades or medians <br /> and central islands in cul-de-sacs or <br /> closed loop streets provide aesthetic <br /> and environmental benefits and increase <br /> the attractiveness of the development's <br /> setting. To minimize costs, landscaping <br /> should consist of native or naturalized <br /> plants that have low water needs to <br /> include low maintenance ground cover, <br /> perennials (including wildflowers) , <br /> shrubs and trees. Central islands may <br /> be designed for parking provided they <br /> are adequately landscaped to buffer <br /> adjacent residences. Cul-de-sac designs <br /> must comply with the minimum paved <br /> driving surface requirements established <br /> by Appendix C of the City Code. <br /> 2. Bonus. A dwelling unit bonus of one (1) <br /> dwelling unit may be earned for every <br /> seven hundred fifty (750) square feet of <br /> esplanade or of landscaped area in a <br /> cul-de-sac or closed loop street. <br /> Landscaped areas need not be contiguous. <br /> 3. Requirements. To qualify for this <br /> bonus, esplanades must have a minimum <br /> width of seven and one half (7.5) feet <br /> and central islands must have a minimum <br /> area of fifteen hundred (1500) square <br /> feet. For cul-de-sacs, the ratio of the <br /> landscaped area to the street length <br /> must be a minimum of seven and one-half <br /> square feet to one linear foot (7.5:1). <br /> The following table indicates the <br /> minimum central island area for each one <br /> hundred feet length of cul-de-sac. <br />
