<br /> -3- <br /> 2. Maintaining trees along drainage ways. <br /> Subsection (d) of Section 14 1/2-5 of Chapter 14 <br /> 1/2 of the City Code is adopted in full as part of <br /> this ordinance. <br /> 3. No paving with concrete, asphalt, or other <br /> impervious material within the tree crown zone <br /> (drip line zone) of trees to be preserved shall be <br /> allowed. <br /> 4. Soil and other materials shall not be <br /> temporarily or permanently stored in locations <br /> which would cause suffocation of root systems of <br /> trees to be preserved. <br /> 5. Permanent vegetation shall be installed at the <br /> construction site as soon as utilities are in place <br /> and final grades are achieved. The paving of <br /> streets, parking lots, and other areas shall be <br /> completed in conjunction with final grading. Final <br /> grading and removal of vegetation shall not occur <br /> more than 30 days prior to scheduled paving. <br /> SECTION 4. That Article VI of Appendix C of the Code <br /> of Ordinances of the City of San Marcos, Texas, is hereby <br /> amended to add thereto a Section 1 which shall read as <br /> follows: <br /> APPENDIX C <br /> SUBDIVISIONS <br /> . .. <br /> ARTICLE VI. SUBDIVISION DESIGN REQUIREMENTS <br /> . . . <br /> Section L. Mixed Land Uses. <br /> No plat shall be approved that has a mix of <br /> residential density types (e.g., single family, <br /> duplex, townhouse, apartment) or a mix of land uses <br /> unless the buffering yard requirements of Article <br /> I, Planned Development District, Chapter 35 of the <br /> City Code, have been met. A plat may be approved <br /> if those requirements are reflected in a note on <br /> the plat. An exception to this requirement shall <br /> be granted if the plat is part of an approved <br /> Planned Unit Development (PUD). <br /> SECTION 5.
