Davis dated June 7, 1983 and recorded in Volume 395, Page 291 of the Hays County Oged Records; THENCE wi th the northeast line of the John Lloyd Development Companyls 7.775 acre tract S46P46118"E 299.81 feet to an iron rod found for the most easterly corner of the John Lloyd O9velopment Company's 7.775 acre tract and this tract, same being the south corner of that 1.162 acre tract called Tract One in a deed from T.D. Williamson, et ux, to William T. Hamil ton dated September 16, 1976 as recorded in Volume 288, Page 504 of the Hays County Oged Records, in the northwest line of that 6.27 acre tract called Tract No.2 in a deed from J.M. Johnson Subdivision and Lot I therein, of record in Volume I, Page 32 of the Hays County Plat Reoords, in the northeast line of Bugg Lane (+/-40 I right-of-way), pass at approximately 292 feet a common corner of the San Miguel 6.27 acre tract and the J.M. Johnson Subdivision, pass at 337.05 feet an aluminum capped 1/2" iron rod found for the east corner of the aforereferenced 5' wide easement; 'IRENCE leaving the J.M. Johnson Subdivision and Lot I therein, with the cormro n line of the John Lloyd O9velopment Company IS 7.775 acre tract, the 5' wide right-of-way easement and Bugg Lane, the following three courses: 1. N46 °48'42"W 300.54 feet to an iron pipe found for the west corner of the 5' wide right-of-way easement from which another aluminum capped iron rod found for the north corner of the 5' wide right-of-way easement bears N44°30'44"E 5.02 feet, 2. N43°12'19"W 149.93 feet to an iron pipe found and 3. N43°22'33"W 210.83 feet to the PLACE OF SffiINNING, pass at approximately II feet an overhead utility line the easement for which is 151 wide and described in an instrument from Qnar Smi th to the lower Colorado River Authority dated February 27, 1973 as recorded in Volume 256, Page 815 of the Hays County Oged Records. There are contained within these metes and bounds 5.92 acres, more or less, of land as determined from a survey made on the ground during January 1984 by C. Mark Roden, R.P.S. #4288, Byrn & Associates, Inc.; located approximately 4001 southeast of Li nda Lane on Bugg Lane.
