<br /> -2- <br /> such consideration at the end of each such five (5) year period; <br /> provided, however, that the amount of such consideration to be <br /> paid City shall be comparable to other rentals being charged at <br /> Airport. Title to the aìrcraft storage hangar, parking area and <br /> appurtenances thereto to be constructed hereunder shall vest in <br /> Lessor immediately upon the early terminatìon of this Agreement <br /> under Article XIX(a) of this Agreement or upon January 10, 2004 <br /> should this Agreement continue without termination under Article <br /> XIX of this Agreement for the twenty (20) year period specified <br /> in this Article II of this Agreement. Should Lessor terminate this <br /> Agreement earlier than the twenty (20) year period specified in <br /> this Article II of this Agreement for a reason or reasons other <br /> than as provided hereinafter under Article XIX or should the <br /> Agreement be terminated because of the default of Lessor as <br /> specified hereinafter in Article XIX(b) , then, in such event, <br /> title to the aircraft storage hangar constructed in accordance <br /> with the terms of this Agreement shall remain vested in Lessee, <br /> but Lessor shall purchase at the time of such termination said <br /> aircraft storage hangar for the fair market value of same at the <br /> time of such termination. Lessee understands and hereby agrees <br /> that said fair market value shall be established or derived by a <br /> certified appraiser chosen by the Lessor to establish or derive <br /> such fair market value. Upon the expiration of such twenty (20) <br /> year term, Lessee is hereby granted an option to renew this Agreement <br /> for an additional ten (10) year period with the consideration thereof <br /> reviewable by Lessor at the end of each five (5) year period, and <br /> Lessor shall have the right to raise or increase such consideration <br /> at the end of each such five (5) year period; provided however that the <br /> amount of any increase in such consideration shall be limited as set <br /> forth in Article II hereinabove. <br /> III. <br /> Total area of leased premises, as described in Exhibit A <br /> shall be 152,000 square feet. Rental for said demised premises <br /> shall be two cents (.02<:) per square foot per year; plus 1% of <br /> all gross rentals Lessee receives from aircraft stored in the hangar <br /> to be constructed on said premises; plus 1% of all gross fuel sales <br /> made on such aircraft stored in the hangar herein described. After <br /> the first twenty four (24) months of said Agreement, the percentage <br /> of all gross fuel sales to be paid by Lessee shall increase to 2% <br /> of all such sales over $100,000.00 plus 1% per <br />
