RCX:;ERS BY DEED DATED AUGUST 6, 1949 AS RECORDED IN <br /> VOWME 144, PAGE 330 OF THE HAYS COUN'IY DEED RECORDS, AND BEING <br /> MORE P ARTI CO LARLY DESCRIBED BY METES AND BJUNDS AS FOLLOWS: <br /> BEX;INNING at a 3/8" iron pipe found in concrete in the <br /> approximate line of the Chambers and Veramendi No. 2 Surveys, <br /> for the east corner of the 52.0 acre tract, the east corner of <br /> the 13.86 acre tract and this tract, being an exterior corner of <br /> that 211.4 acre tract conveyed as "Parcel Two" from Paul ,J. <br /> Rogers to Paul J. Rogers and 1bm G. Oliver, Jr., Trustees by <br /> deed dated September 6, 1965 as recorded in Volurne 207, Page 566 <br /> of the Hays County Dged Records, being in the northwest line of <br /> that 53.24 acre tract conveyed from Paul J. Rogers, et ux, to <br /> Paul J. Rogers and 'Ibm G. Oliver, Jr., Trustees by deed dated <br /> March 17,1961 as recorded in Volume 186, Page 34 of the Hays <br /> County Dged Records; <br /> THENCE leaving the PLACE OF BEX;INNING and the 211.4 acre tract <br /> as shown on that plat numbered 21764-84.l-aa and dated July 15, <br /> 1985 as prepared for the Rogers' Trust, Gene Phillips, Trustee <br /> by Byrn & Associates, Inc., of &m Marcos, Texas and entering <br /> the Veramendi Survey No.2 with the common line of the 52.0 acre <br /> tract, the 13.86 acre tract and the 53.24 acre tract, the <br /> following two courses: <br /> 1. S38°28'34"W 634.05 feet to an 1/4" iron pipe found in <br /> concrete for the common south corner of the 13 .86 acre <br /> tract and this tract and, <br /> 2. N85 059 '45"W 173.31 feet to an 1/2" iron rcxl set, pass <br /> along thi s course into the T. J. Chambers Survey; <br /> THENCE leaving the 53.24 acre tract and entering the 52.0 acre <br /> tract and the 13.86 acre tract, the following two courses: <br /> 1. N67 043' 25"W 39.12 feet and, <br /> 2. N39 058' 12"W 32.93 feet to an iron pipe found for the <br /> south corner of the Roger's Investments, Inc. tract <br /> (J. Dix Lot); <br /> THENCE with the common lines of the 13.86 acre tract and the <br /> Roger's Investments, Inc. tract, the following five courses <br /> intended to describe and enclose the aforereferenced excluded <br /> tract: <br /> 1. N39 057 '41"W 177 .18 feet to an iron rcxl found for the west <br /> corner of the excluded tract, <br /> 2. N50 0 01 '07"E 119.88 feet to an iron pipe found for the <br /> north corner of the excluded tract, <br /> 0 iron pipe found for <br /> 3. 839 58'06"E 219.00 feet to an a <br /> southeast corner of the excluded tract, <br /> 4. 8250 16 '40"W 17.70 feet to an iron pipe found for a <br /> southeast corner of the excluded tract and, <br /> 5. S75° 23 '09"1iiJ 114.89 feet enclosing 0.56 acres, more or <br /> less, of land area as excluded from the herein described <br /> 15.23 acre tract; <br /> THENCE leaving the Roger's Investments, Inc. tract and returning <br /> to the south line of the herein described tract 839058' 12"E <br /> 32.93 feet; <br /> THENCE crossing the 13 .86 acre tract, the following two courses: <br /> 1.
