D. Residential land uses represent .3. 6. and t 7 LUEs per acre for
low, medium, and hlgh density housing, respectively
E. Comerc1al and índustríal1and uses represent 5 LUEs per acre
5. Pro jected wastewater flows for the service area were generated for
5-year, 10-year, 20-year planning horizons (years ending 1990, 1995, and
2005) and ultimate bui Idout based on the projected land use bui Idout
schedu I es.
1he projected lUE. demands and wastewater nows for each p\anr\\nq
horizon and for each entity are presented ln Table 3.
6. A preHmH¡ary design for facilities, including phasing of construcUon,
was prepared in order to meet the projected wastewater demand for the
20-year planning horizon. The plan includes two gravity interceptors servtng
both sides of IH 35 and a comb1ned 1nterceptor leading to the wastewater
treatment plant site. Lift stations and force mains will be requlred to serve
the areas west of IH 35 and within the North San Marcos Service Area, as we11
as the area to the south of the Municipal Airport The proposed treatment
plant site is in the vic1njty of the murÜcipal a1rport on the unnamed tributary
of the San Marcos River (see attached map).
7. Construction cost esUmates were calculated for each facility. 1he
est imates were based on unlt costs for facUlty components 1n 1985 do11ars.
Coot lngency costs of 15% and engineering costs of 10% of construct ion were
lnc\uded. The specjflc facillties and their estlmated construcUon costs for
the 5-year, 1 a-year and 20-year plannjng horizons are presented in Tables
4A, 4B, 4C and 5.
The interceptor pipehne is to be installed at fun size initia11y to avoid
the added cost of constructlng parallel rellef lines in the future. The
wastewater treatment plant and lift stat10ns are to be built in phases, w1th
additional capacity constructed every five to ten years. By 1995, 11ft
<)t3t ions and force mains serving the Sink Creek basin and south of the
wastewater treatment plant are to be constructed. The force mains serving
these areas are to be oversized initially to avoid the added cost of parallel
relief mains.
-3-
