FORSYTH SURVEY CITY OF SAN MARCOS HAYS COUNTY, TEXAS BEING A PORTION OF THAT 49.48 ACRES OF LAND CONVEYED TO KENNETH D. RICE BY KENNETH V. KRAUS BY DEED DATED MAY 26, 1983, AND RECORDED IN VOLUME 394, PAGE 483, HAYS COUTY DEED RECORDS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS, TO-WIT: BEGINNING at an iron stake found on the South 1 ine of Ranch Road 12, same being the Northwest corner of the said Rice 49.48 acre tract the Northeast corner of Lot 1 of Oak Wood Subdivision, a subdivision of record as recorded in Book 2, Page 334, Hays County Plat Records, for the Northwest corner of the tract herein described; THENCE, leaving the said Oak Wood Subdivision, with the South line of the said Ranch Road 12, the North line of the said Rice 49.28 acre tract, 130.44 feet along the arc of a curve to the right, having a radius of 2242.10 feet and a sub-chord which bears S 66 02' E, 130.10 feet to a point for the Northeast corner of the tract herein described; THENCE, leaving Ranch Road 12, S 25 30' W, 309.03 feet to a point for the Southeast corner of the tract herein described; THENCE, N 60 58' W, 107.30 feet to a point¡ THENCE, N 70 58' W, 2.89 feet to a iron stake found, same being a re-entrant corner of the said Rice 49.48 acre tract, the Southeast corner of the aforementioned Oak wood Subdivision for the Southeast corner of the tract herein described; THENCE, with a West line of the said Rice 49.48 acre tract, same being the East line of the said Oak Wood Subidivision, N 21 40' E, 299.94 feet to the POINT OF BEGINNING containing 0.86 acres of land, more or less.
