2. With a left breaking curve being 21 feet East of and parallel to the centerline of the tracks and having the following characteristics: central angle = 18° 08' 48"; radius length = 1453.70 feet; arc length = 460.41 feet; and a chord which bears N. 07° 16' 26" W. 458.49 feet to an iron rod on the common line of the Zunker tract and that 47.87 acre tract of land described in a Deed from E. J. Hofheinz to the State of Texas dated November 20, 1923, and recorded in Volume 92, Page 337 of the Hays County Deed Records for the West corner of this tract; THENCE leaving the M.K.&T. Railroad right-of-way with said common line of the Zunker Tract No. 3 and the State of Texas tract N. 43° 431 00" E. 288.27 feet to an iron rod set for the North corner of this tract and the West corner of the aforereferenced Southwest Texas State University tract; THENCE leaving the State of Texas tract, and crossing the Zunker tract with the Southwest line of the Southwest Texas State University tract S. 44° 15' 00" E. 808.45 feet to the PLACE OF BEGINNING containing 8.972 acres, more or less, of land area. There are contained within these metes and bounds 13.425 acres, more or less, of land area, being two tracts of land; Tract No. 1 being 4.453 acres, more or less, of land area; and Tract No. 2 being 8.972 acres, more or less, of land area, as described from public records and measurements made on the ground during October, 1981 and February and March, 1983 by Dabney- Byrn and Associates, Inc. of San Marcos, Texas, a/k/a 1111 Thorpe Lane, to be zoned "c" (Commercial District). SECTION 2. That this Ordinance shall be 1n full force and effect ten (10) days from and after passage and publication in a newspaper of general circulation in the area.
