<br />43' 00" E. 229.12 feet to an iron rod found for the North corner of <br />the Zunker Tract No. 3 and this tract, for the West corner of the <br />aforereferenced Housing Authority tract; <br />THENCE leaving the State of Texas tract with the common line of the <br />Zunker Tract No. 3 and the Housing Authority tract the following two <br />courses: <br /> 1. S. 45° 27' 10" E. 609.00 feet to an iron pipe found, and <br /> 2. s. 46° 30' 00" E. 210.00 feet to the PLACE OF BEGINNING, <br /> containing 4.453 acres, more or less, of land area. <br />TRACT NO. 2, 8.972 ACRES: COMMENCING at an iron rod set for the East <br />corner of the above described Tract No. 1 and for the East corner of <br />the aforereferenced Zunker Tract No. 3, for the South corner of that <br />20.76 acre tract of land described in a Deed from Doyle S. Peters, <br />Trustee, to the Housing Authority of the City of San Marcos, Texas, <br />in the Northwest line of Thorp Lane; <br />THENCE leaving the PLACE OF COMMENCEMENT and the Housing Authority <br />tract with the common line of the Zunker Tract No. 3, and Thorp Lane <br />S. 45° 451 00" W. 310.00 feet to an iron rod for the East corner and <br />PLACE OF BEGINNING of this tract, and for the South corner of that <br />1.115 acre tract of land described in a Deed from Robbie Mae Zunker <br />to Southwest Texas State University dated January 7, 1983 and recorded <br />in Volume 387, Page 68 of the Hays County Deed Records; <br />THENCE leaving the Southwest Texas State University tract and continuing <br />with the common line of the Zunker Tract No. 3 and Thorp Lane S. 45° 451 <br />00" W. 475.56 feet to an iron rod for the South corner of this tract at <br />the intersection of the Northwest line of Thorp Lane and the Northwest <br />line of Ranch Road No. 12, pass at 359.21 feet an iron rod set; <br />THENCE leaving Thorp Lane with the common line of Ranch Road No. 12 <br />and the remainder of the Zunker tract N. 79° 17' 14" W. 18.32 feet <br />to an iron rod set for the South corner of the remainder of that <br />tract of land described in a Deed from B. M. Taylor, Jr., Et Ux, to <br />W. C. Carson dated February 13, 1969 and recorded in Volume 228, <br />Page 472 of the Hays County Deed Records; <br />THENCE leaving Ranch Road No. 12 with the common line of the Zunker <br />tract and the Carson tract the following three courses: <br /> 1. N. 45° 451 00" E. 126.87 feet to an iron rod set, <br /> 2. N. 44° 15' 00" W. 85.00 feet to an iron rod set, and <br /> 3. S. 45° 45' 00" W. 186.47 feet to an iron rod set at the <br /> west corner of the remainder of the Carson tract, in the <br /> aforementioned Northwest line of Ranch Road No. 12; <br />THENCE leaving the Carson tract with the common line of the remainder <br />of the Zunker tract and Ranch Road No. 12 N. 79° 17' 14" H. 193.56 <br />feet to an iron rod set at the intersection of the Northeast line of <br />Ranch Road No. 12 and the East line of the M.K.&T.
