-2- and the beginning corner is the most western corner of Tract "A" and an old iron stake at the northwest corner of Farm Lot Eleven (11) beá'rs S45°00'W 445.56 feet and N45°00'W 1364.5 feet; THENCE, with the northeast line of Mitchell Avenue S45°00'E 59.10 feet to an iron pipe for the most southern corner; THENCE, N45°23'E 180.30 feet to an iron pipe in an old fence line for the most eastern corner; THENCE, with the old fence N45°00'W 59.10 feet to an iron pipe in an old fence line for the southeast line of the Merriweather's tract of land and the northwest line of the Smith's tract of land for the most northern corner; THENCE, with the old fence line and the southeast line of the Merriweather's tract of land S45°23'W 180.30 feet to the PLACE OF BEGINNING. The tract of land herein described contains 10,656 square feet and is a part of Farm Lot Eleven (11) and a part of the J.M. Veramendi League No. One (1). TRACT B: Part of Farm Lot No. Eleven (11) in the J.M. Veramendi League No. One (1), in the City of San Marcos, Hays County, Texas, as described in the partition Deed recorded in Volume 222, Pages 580-583, Hays County Deed Records, and being more particularly described by field notes. BEGINNING, at an iron pipe on the northeast line of Mitchell Avenue as of record in Volume 46, Page 448 of the Deed Records of Hays County, Texas, and on the southwest line of a tract of land conveyed by S.B. Barber, Administrator, to George Smith by deed of date February 3, 1942, and of record in Volume 129, Pages 113-116 of the Deed Records of Hays County, Texas, and a one-half undivided interest of the identical tract of land was conveyed by George Smith to James Smith by deed of date February 6, 1942, and of record in Volume 129, Pages 112-113 of the Deed Records of Hays County, Texas, and an iron stake at the most western corner of the Smith's tract of land bears N45°00'W 59.10 feet to an old iron stake at the northwest corner of Farm Lot Eleven (11) bears S45°00'W 445.56 feet and N45°00'W 1364.5 feet from the most western corner of the Smith's tract of land and the beginning corner is the most western corner of Tract "B"; THENCE, with the northeast line of Mitchell Avenue S45°00'E 127.80 feet to an iron pipe at an old gate post for the most southern corner; THENCE, N 45°23'E 180.30 feet to an iron pipe for the most eastern corner. THENCE, N45°00'W 127.80 feet to an iron pipe in an old fenc e line for the most northern corner; THENCE, S45 ° 23 I W 180.30 feet to the PLACE OF BEGINNING.
