29 THE STATE OF TEXAS WARRANTY DEED COUNTY OF HAYS KNOW ALL PERSONS BY THESE PRESENTS: That the City of San Marcos, Texas, a municipal corporation of Hays County, organized and existing under the laws of the State of Texas, for and in consideration of the sum of TEN DOLLARS ($10.00) and other valuable consideration to the undersigned paid by the grantee herein named, the receipt of which is hereby acknowledged, has GRANTED, SOLD AND CONVEYED, and by these presents does GRANT, SELL AND CONVEY unto Lee Swift, P.O. Box 79, San Marcos, of the County of Hays and State of Texas, all of the following described real property in Hays County, Texas to-wit: TRACT A: 10,656 square feet of land, a part of Farm Lot No. 11, out of the J.M. Veramendi League No. One ( 1), ln Hays County, Texas described by metes and bounds as follows, to-wit: BEGINNING, at an iron stake on the northeast line of Mitchell Avenue as of record in Volume 46, Page 448 of the Hays County Deed Records and at the most southern corner of a tract of land conveyed by LB. Strader, Jr., et. al., to Marvin Merriweather by deed of date March 18, 1946, and of record in Volume 134, Page 226 of the Hays County Deed Records, and the most western corner of a tract of land conveyed by S.B. Barber, Administrator, to George Smith by deed of date of February 3, 1942, and of record in Volume 129, Pages 113-116 of the Hays County Deed Records, and a one-half undivided interest of the identical tract of land was conveyed by George Smith to James Smith by deed of date February 6, 1942, and of record in Volume 129, Pages 112-113, of the Hays County Deed Records, and the beginning corner is the most western corner of Tract "A" and an old iron stake at the northwest corner of Farm Lot Eleven (11) bears S45°00'W 445.56 feet and N45°00'W 1364.5 feet; THENCE, with the northeast line of Mitchell Avenue S45°00'E 59.10 feet to an iron pipe for the most southern corner;
