<br /> located on the Premises at the commencement of the term of this <br /> Agreement. Also, Lessee shall have the right to the use of two of the <br /> 25,000 gallon underground fuel storage tanks, provided that they are in <br /> serviceable condition. Lessor agrees to have the fuel tanks inspected <br /> at Lessor's expense. In the event that Lessor determines that <br /> extensive repair is required, it will be the responsibility of the <br /> Lessee to make such repairs, if Lessee still wishes to use the tanks. <br /> In addition, should Lessee's operations or construction of improvements <br /> require additional wastewater or water facilities, Lessee agrees to <br /> provide such facilities at its own expense to Lessee's front property line. <br /> However, Lessor will not be required to provide wastewater facilities <br /> greater than that required to provide domestic services (restroom and <br /> drinking water) for the employees of NAAC. Lessee agrees to pay all <br /> utility charges incurred as a result of operating a business at the <br /> Airport, when due. <br /> AR'rICLE VIII. <br /> INSURANCE <br /> REQUIKED INSUHfu~CE. Lessee shall maintain at Lessee's sole expense <br /> public liability insurance on an occurrence basis with minimum limits <br /> of liability in -the amount of $100,000 for bodily injury, personal <br /> injury or death to anyone person; up to $300,000 for each occurrence <br /> and $100,000 for damage to property; and such insurance policy shall <br /> contain the endorsement that such insurance may not be canceled or <br /> amended vIi th respect to Lessee without 10 days written notice by <br /> certified mail, return receipt requested, to Lessor by the insurance <br /> company and that Lessor shall not be required to pay any premiums for <br /> lnsurance. <br /> Fire and extended coverage insurance is required on all fixed <br /> improvements erected by the Lessee on or in the Premises to the full <br /> insurable value thereof. The Fire Insurance specified shall name <br /> PÀ~P 1 1 <br />
