Notify the Airport Manager within ten (10) <br /> days of any change in the information furnished <br /> concerning the ownership, aircraft type, color, <br /> or "N" number of the aircraft hangared. <br /> p. Carry aircraft liability, passenger liability <br /> and property damage insurance with a minimum <br /> combined single limit of $100,000 and to <br /> provide Owner a certificate of insurance certifying <br /> that such coverage is in force and that OWner <br /> will be notified thirty days before cancellation <br /> of said policy. <br /> 6. OWner shall: <br /> a. Provide reasonable access to the T-hangar and <br /> public taxiways, ramp and runways. <br /> b. Periodically inspect T-hangars and keep in <br /> good repair. <br /> c. Have the right to enter the T-hangar at any <br /> time. <br /> d. Furnish electrical current to the premises at <br /> no charge to the Tenant. <br /> e. Maintain fire and extended coverage insurance <br /> as well as hangarkeepers insurance at no charge <br /> to the Tenant. <br /> 7. In the event the T-hangar shall be damaged by fire or any <br /> other cause, the rent payable hereunder shall not abate provided <br /> that the T-hangar is not rendered untenantable by such damage. <br /> If the T-hangar is rendered untenantable and ~er elects to repair <br /> the T-hangar, the rent shall abate for the period during which <br /> such repairs are being made, provided the damage was not caused <br /> by the acts or omissions of the Tenant, in which case the rent <br /> shall not abate. If the T-hangar is rendered untenantable and <br /> Owner elects not to repair the T-hangar, this agreement shall <br /> terminate. <br /> 8. In the event that any sum payable hereunder by the Tenant <br /> shall not be paid within ten (10) days after the same becomes due, <br /> the Owner shall have the option, but not the obligation, without <br /> notice to the Tenant, to lock T-hangar and hold aircraft until <br /> payment is made, or to enter the T-hangar and remove therefrom <br /> all aircraft and other property which may be therein. Such air- <br /> craft shall be placed on an uncovered portion of the Airport and <br /> such other property shall be stored at the expense of the Tenant <br /> in a public or private warehouse, and this agreement shall there- <br /> upon be automatically terminated. Such termination shall have no <br /> effect upon Tenant's obligation accrued hereunder to the date of <br /> such termination or such obligations as the Tenant may incur <br /> thereafter. When such aircraft is so placed on an uncovered <br /> portion nf the Airport, Tenant shall become obligated to pay <br /> to the Owner with respect to such aircraft, all tiedown storage <br /> rates then applicable at the Airport and all reasonable charges <br /> imposed and expenses, including reasonable attorney's fees, incurred <br /> by the Owner to remove the contents of the T-hangar. In addition <br /> to the foregoing, if any sum payable bv the Tenant hereunder <br /> shall not be paid for fifteen TL::ï) or mQ!~èl§y~~ft:er the <br /> same shall become due, the Owner reserves the right to take <br /> possession of any aircraft owned or operated by the Tenant, and <br /> proceed to sell the same in ~ manner provided by law. <br /> 9. DISCLAIMER OR LIABILITY: TENANT HEREBY DISCLAIMS AND <br /> RELEASES OWNER FROM ANY AND ALL LIABILITY, WHETHER IN CONTRACT <br /> OR TORT (INCLUDING STRICT LIABILITY AND NEGLIGENCE), FOR ANY <br />
