5. Tenant shall: a. Use the T-hangar only to house one airworthy aircraft listed below which is owned or leased by Tenant and necessary aircraft groundhandling equipment associated with said aircraft. b. Store no gasoline, explosives, inflammables, or toxic or corrosive chemicals in the T-hangar, the only exception being fuel stored in the aircraft's fuel tanks. Commercially designed and approved engine heaters will be allowed. c. NOt conduct in the T-hangar aircraft painting, equipment, airframe, or powerplant overhaul or any similar activities other than minor maintenance and repair. Welding is not allowed in the hangar. Refueling may be performed only with the hangar doors open. Any exceptions must be approved in writing by the Airport Manager. d. Not use any high voltage electrical equipment or machinery in or about the T-hangar or modify existing wiring, or install additional outlets, fixtures or the like therein. e. Not conduct any charter, rental, repair, maintenance, or instructional service, or any other commercial activity in or from the T-hangar. f. Report to the Airport Manager any defects in the T-hangar which the Tenant feels requires maintenance. g. Keep the T-hangar clean and free of debris and not place any debris or dispose of used oil except in proper receptacles. h. Not attach any hoisting or holding mechanism to any part of the T-hangar or pass any such mechanism over the truss or braces therein. For the purposes of this agreement, a hoisting or holding mechanism shall be deemed to include, but shall not be limited to, a chainfall, block and tackle, other hoisting device, or any material or device suitable for hoisting or holding. l. Not paint, remove, deface, modify, bend, drill, cut or otherwise alter or modify any part of the T-hangar without the prior written permission of the Airport Manager~ j. Close the T-hangar door promptly after taking the aircraft in or out so as not to unduly or in an untimely fashion obstruct the access of adjacent T- hangars or provide access to unauthorized personnel. k. Not park or leave aircraft on the taxiway or the pavement adjacent to the T-hangar door in a manner which unduly interferes with or obstructs access to adjacent T-hangars. 1. Provide a key or the combination to the door lock to the Airport Manager. m. Not assign any interest of Tenant hereunder or sublet, license or permit any other party or parties to occupy any portion of the T-hangar without the permission of the Airport Manager. n. Indemnify and defend the Owner, its officers, employees and agents against and hold said parties harmless from any and all claims, suits, demands or liability which may be made or may arise as a consequence of Tenant's presence upon Airport or the acts or omissions of the Tenant.
