<br />THENCE leaving the PLACE OF BEGINNING and <br />continuing with the northeast line of Ranch Road <br />12 with a right-breaking curve having the <br />following characteristics: central angle = <br />6°33'04", radius = 3770.20 feet, arc length = <br />431.08 feet, and a chord which bears N75°07'26"W <br />430.84 feet to a point for the southerly west <br />corner of this tract and the south corner of <br />that 2.00 acre tract conveyed by Tula Townsend <br />Wyatt to the San Marcos Baptist Temple by deed <br />dated May 4, 1973 as recorded in Volume 259, <br />Page 57 of the Hays County Deed Records, same <br />being the south corner of a 50 foot right-of-way <br />easement also described in Volume 259, Page 57 <br />of the Hays County Deed Records; <br />THENCE leaving Ranch Road 12 with the southeast <br />line of the 2.00 acre Baptist Temple tract, same <br />being the southeast line of the 50 foot easement <br />and the northwest line of the remaining portion <br />of the Wyatt tract N25°37'00"E 247.16 feet to an <br />iron rod found for the common east corner of the <br />Baptist Temple tract and the 50 foot easement <br />and a corner of this tract and the remaining <br />Wyatt tract; <br />THENCE with the northeast line of the Baptist <br />Temple 2.00 acre tract N63°37'02"W 325.36 feet <br />to a point for the north corner of the Baptist <br />Temple 2.00 acre tract, being a west corner of <br />the remaining portion of the Wyatt tract and <br />this tract in the southeast line of that 56.70 <br />acre tract conveyed by Cecil Hughson, et al, to <br />Hughson Meat Co., Inc. by deed dated January 1, <br />1970 as recorded in Volume 236, Page 228 of the <br />Hays County Deed Records, pass at 50 feet the <br />north corner of the 50 foot right-of-way <br />easement; <br />THENCE leaving the Baptist Temple 2.00 acre <br />tract with the common line of the Wyatt tract <br />and the Hughson tract as fenced and used upon <br />the ground N26°00'21"E 20.44 feet to a point for <br />the westerly north corner of this tract; <br />THENCE leaving the Hughson tract and entering <br />the Wyatt tract with the City limits line of San <br />Marcos with a left-breaking curve having the <br />following characteristics: central angle = <br />11°17'49", radius = 3470.20 feet, arc length = <br />684.22 feet, and a chord which bears S72°45'03"E <br />683.11 feet to a point for the east corner of <br />this tract; <br />THENCE leaving the City limits line of San <br />Marcos Sll036'02"W 300 feet to the PLACE OF <br />BEGINNING. There are contained within these <br />metes and bounds 2.980 acres, more or less, of <br />land area as prepared from public records and <br />measurements made on the ground during December, <br />1983 by David C. Williamson, R.P.S. #4190 <br />Dabney-Byrn and Associates of San Marcos, Texas. <br />TRACT 2: <br />2.30 ACRES, MORE OR LESS, OF LAND AREA IN THE <br />THOMAS H.W.
