BEGINNING at a point for the south corner of this tract in the common northeast line of Ranch Road 12 and the southwest line of the remaining portion of the Wyatt tract and being the west corner of that 2.34 acre tract described in a deed from Tula Townsend Wyatt to J. Garland Warren and Bernie Bowden dated July 24, 1971 and recorded in Volume 244, Page 718 of the Hays County Deed Records i THENCE with the northeast line of Ranch Road 12, the following two courses: 1. N80007'OO"W 129.74 feet, 2 . with a right-breaking curve having the following characteristics: central angle = 1°43'02", radius = 3770.20 feet, arc length = 113.00 feet and a chord which bears N79°15'29"W 113.00 feet to a point for the west corner of this tract; THENCE entering the Wyatt tract Nllo36'02"E 300.00 feet to a point for the north corner of this tract; THENCE with a line 300.00 feet from and parallel to Ranch Road 12, the following two courses: 1. With a left-breaking curve having the following characteristics: central angle = 1°43'02", radius = 3470.20 feet, arc length = 104.01 feet, and a chord which bears S79°15'29"E 104.01 feet to a point, 2. S80007'OO"E 321.38 feet to a point in the northwest line of the aforereferenced Warren and Bowden tract; THENCE with the northwest line of the Warren and Bowden tract S42°27'12"W 355.98 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 2.30 acres, more or less, as prepared from publ ic records and measurements made on the ground during December 1983 by David C. Williamson, R.P.S. #4190 by Dabney-Byrn and Associates of San Marcos, Texas. SECTION 2. That this Ordinance shall be in effect ten (10) days from and after its passage and after its publication in a newspaper of general circulation in the area.
