Use restrictions: In an R-l Single-Family Dwelling <br /> District, no land shall be used and no building shall be <br /> erected for or converted to any other use than: <br /> 1. One single-family detached dwelling unit per lot. <br /> 2. Accessory buildings including a private garage, or <br /> bona fide servants' quarters for use of servants <br /> employed on the premises and not for rent. <br /> 3. Churches. <br /> B. Specific uses (require use permits): <br /> 1. A mobile home on an un subdivided tract or lot. <br /> 2. Facilities for railroads or those utilities <br /> holding a franchise under the city. <br /> 3. Home occupation. <br /> C. Prohibited uses: <br /> 1. Any building erected or land used for other <br /> than one or more of the preceding specified uses. <br /> 2. Any use of property that does not meet the <br /> required minimum lot size; front, side and rear <br /> yard dimension; and/or lot width; or exceeds the <br /> maximum height, building coverage or density per <br /> gross acre as required. <br /> 3. Any use of single-family detached dwelling unit <br /> by more than two individuals who are unrelated <br /> by blood, legal adoption, or marriage. The owner <br /> and any agent of the owner shall be legally <br /> responsible for any dwelling unit use. <br /> D. Area requirements: <br /> 1. Minimum lot area: <br /> a. Internal: 6,000 square feet <br /> b. Corner: 6,900 square feet <br /> c. No R-l development shall exceed a density of <br /> more than six ( 6) dwelling units per gross acre. <br /> 2. Minimum lot frontage on a public street: <br /> a. Internal: 50 feet <br /> b. Corner: 60 feet <br /> 3. Minimum lot depth: 100 feet <br /> 4. Minimum depth of front setback: 25 feet <br /> 5. Minimum depth of rear setback: 20 per cent of lot <br /> depth <br /> 6. Minimum width of side setback: <br /> a. Internal lot: 10 per cent of the lot width, up <br /> to a maximum of 7 1/2 feet <br /> b. Corner lot: 15 feet <br />
